Some news at last!


HIGHLIGHTS:

- First acquisition made in September 2017 of property in North West England

- 50-year agreement to lease signed with housing association on first property in September 2017

- Option to buy, with a four-month term, signed on second property in North West England

Geoffrey Dart commented: "It has been a very active six months for the Board who have been pursuing a number of deals focussing on both small and medium acquisitions.

"Two are progressing well as previously announced but also much larger transactions, which would be immediately attractive to institutions seeking blue chip long-term income, have been presented to us.

"As a result of this, excellent contacts have been forged with additional institutions who have approached Dukemount seeking long-term income and the Group views the future with considerable optimism."

OUTLOOK

We are being presented with acquisition targets on a regular basis both small and medium and more recently of a more significant scale. Each acquisition is investigated thoroughly on its merits to attract both housing associations and institutions and concise surveys are undertaken.

In tandem with this, we are considering offers of finance as well as other suggestions for the first acquisition in the North West of England and expect to have made a decision in the coming months allowing the development to commence.

With long-dated income demand still high and solutions still lean we continue to see a bright future for Dukemount.

The end game is in sight for our first two acquisitions and I look forward to updating on new acquisition opportunities as they clear our strict criteria.

I'm also waiting for news. Tempted to add a few more at this level but it would be good to hear something concrete ie completed deals before committing. We need proof that the business model works in practice!

just a few months ago DKE was being bought at 80s. nothing has changed one bit in terms of the plan and strategy. this is going to require a lot of patience before the 2p predicted by some brokers

when they announced the first deal it was 25/05/2017 and then they completed on 07/09/2017

This 2nd deal was announced 12/10/2017 so it might take the full 4 months to complete

but the potential is huge here.

a somewhat comparable company model is
(of course not the same but they own buildings used by medical and nhs surgery)

Optiva Summary following Announcement - 50 Year Agreement-to-Lease. Expected to receive £1m

Demonstrating execution and near term profitability: This is exciting news from DKE because they are a step closer to delivering profits of at least c.£1m from their first transaction. This demonstrates excellent execution from the management. It is important to highlight that the DKE could own the properties on a freehold basis thereby strengthening their balance sheet and underpinning the value of company.

Favourable market dynamics: There is an imbalance between demand and supply for long-dated income. The demand for long-dated income could be in the magnitude of £1.6 trillion, which is almost 5 times the current market value and the supply is expected to lag behind demand for long-dated income. Therefore, we are confident that there will be institutional appetite for these type of properties because the majority continue to seek alternative inflation linked investments in a low yield environment.

Valuation: DKE benefits from a flat expenditure structure and if we assume a CONSERVATIVE P/E multiple of 8x, with net earnings of £1m, it will imply a market value of at least £8m or 2.3p as the target price over the next 12 months

agree ap! there certainly was a big pump on twitter for the previous spike but the fundamentals of the business make sense and they also lead into a niche market of social care. so a huge opportunity at these levels.

I suspect, those who pumped it up before have been steadily selling in small ammounts to create a drop on low liquidity, and are now topping up to push it higher again.Certainly has good potential though.
