Where is the funding clarity? It is not impossible that all this dithering and delay could scare off a potential funder...Come on DKE...

I think the opportunity to buy below 0.6 has well and truly gone. With the buyer still accumulating, no other serious seller and the tiny free float getting even more tiny it won't take much to get the share price above 1p at this rate!

FROM THE HORSE'S MOUTH
(Just finished a call with the investor, and he has permitted me to share the following)

You crossed 15% this morning, is that it?
I have been saying that's it since about 5% but the failure to get out any hard news is, in my view, creating ongoing weakness and presenting an irresistable opportunity to buy. I am now investigating the feasibility of taking my holding to 100 million which is I think as high as I can go without having to make a bid for the whole business. I am not certain this will happen as I will have to restructure my portfolio substantially and I don't think these prices will be in the market too much longer.

Why are you so confident despite the absence of newsflow?
I genuinely think we are on the cusp - the board have been too busy for too long..I am expecting news everyday at 7am (that seems to be their favoured time to release when it's not a holdings RNS) - when that moment comes and there is no news - i see it as a new day of buy opportunity.

What about the risk?
Funny, that's my prevailing thought at 4.30pm every night!

Are you looking for a seat on the board?
Maybe in the future. Right now I like the fact that being an outsider allows me to trade. I'd love to know exactly what is going on in the boardroom, but the trade-off is too restricting right now.

Yep - be really interesting to know how many shares the MMs hav. Mr C. must be squeezing them pretty hard rights now. Taking 50m out of circulation must reduce their ability to control movements.
Of the 3 key shareholders, he is, I think, the only one who can trade freely

Someone needs to point this out:
DKE has managed to pull off 2 deals in 2 years & neither of these have technically concluded
For all their talk of city contacts etc, there is no sign of the finance being in place to make these or other deals concludable
They have not hit a single self-proclaimed target or deadline
These are not good signs

My apologies, I forgot to include the following points from the earlier post

4. What are you hoping will be the catalyst for a significant rerate?
Two things. First, the guys need to lock down a significant revolving line of credit to facilitate more deals ongoing. This means they need an alliance with a big financial institution or a serious property magnate. Either tie-up should wake the market up. In practical terms, phase one will more likely be a property magnate, I think DKE needs more substance before the bankers come calling. But a big, serious property investor would be a huge vote of confidence in the vision.

5. Do you have any concerns?
Just one: Bandwidth. The team is tight, too tight to execute and deliver the strategy over 3-4 years, so I am hoping the business will come forward with a clear answer, sooner rather than later, as to how they plan to scale for rapid growth

The named investor has asked me to provide clarification for general info on his behalf. Please do not ask me follow up questions, this is not a back & forth

1. Why have you built a large stake?
I like the concept and the business is worth nothing right now. A property company for c£2m when you can barely buy a decent flat in London for that price. The market hasn't paid attention to this yet and so it can be a £20m valuation with very little effort once they get newsflow going that proves the model. I began testing the water to see what sort of position I could build without the price soaring....my early buys pushed the price up to c.0.57, i watched as it fell back to 0.4 and then started buying again...I'd like to get to 50m shares but equally I may sell out entirely ...all depends on how things progress

2. Why this share?
I am intrigued. Remember this is not an AIM share, it is a main market listing. So here's the thing: why spend £500k on listing fees for a company currently valued at c£2m when you could list on AIM for a fraction and with a much lighter regulatory regime? Furthermore, the directors and insiders hold over 50% of the equity and they've capped salaries. The main market listing seems an essential element if they are to get institutions to work with them - they don't like AIM companies - and I like dirctors to have serious skin in the game - if it's not good enough for them, it probably isn't good enough for a private investor. And right now, because it is so under the radar and has yet to deliver on the promise, there is huge value potential here...in my jusdgement

3. Isn't 14% excessive?
Maybe. I have some price targets along the way- but I am open to further increases too

Why must it be anything other than an investment?
If I were a betting man, I would say he is likely going in one of 3 directions

Either
1. Seat on the board, or
2. Wait for re-rate then sell half to free carry on 7-10% (favourite in my view)
3. Or both

Anyway, so what?

I said 'modest' holding so let's not play the mine's bigger than yours game. The fact is that someone is building a stake here and I for one would like to know why. Is just an investment? Why invest in a small company which has sealed no deals as yet and made no profit as yet? There must be an ulterior motive - as I said maybe to request a place on the board, maybe to reverse other assets into DKE. Whatever the motive it's relevant to other investors.
