Do you think we'll get news next week about the building completed or is there a time lag between the completion and the certificate being given? Results should be any time now. Looks like 2 x 1.5M buys to me. A bit expensive for a roll-over.

The gentleman mentioned another property in Liverpool. At first I thought he meant Wavertree but he knew about Wavertree and just said no it's a third property. That's when he went on to tell me he was hoping his firm (John Hopkins Construction on his helmet) would get the contract. So not sure about the University. I see there was another 1.2M buy this morning.

I had to take my wife to hospital today to have stitches taken out after a recent minor injury. While waiting I took the opportunity to look at the building at West Derby which was about another seven miles down the road. As I drove past I felt a sense of alarm not seeing any workers and an idle JCB outside. Having parked up I walked back to the building and was relieved to see several workers busy. I asked when would the building be completed. I was pleased to be told completion would be a week on Monday. I'm not sure who would take over the building but the builder did tell me that Dukemount were pleased with the work and he was hoping they would be used for a third property in Liverpool which he'd heard was in the pipeline. As I was leaving I commented how good the building looked from the outside. I was told all seventeen apartments looked really good inside as well!

The business model is interesting and original, but has obviously been thrown off course by Covid. The plan to expand into universities building care homes on campuses which have nursing training is shrewd, but I imagine that university staff are fully occupied with Covid issues, including infection amongst students, social distancing, lockdowns and have no time or money to engage with Dukemount over their plans. So I imagine everything is on hold. Geoffrey Dart recently wrote: During the last 3 months it has been challenging and we are being very mindful of the fact that the start of the new education year, and the continued uncertainty of COVID-19, are foremost in all universities thoughts with regards to the safety of their students. As we have mentioned previously, there is a real appetite within the university sector for development of classrooms and student accommodation and I look forward to updating shareholders at the appropriate time. So sadly I expect no news other than from the existing projects. Dukemount has very few financial commitments and these should be covered by profits from the two existing developments, so they can 'hibernate' and weather the storm. They have a new CEO Matthew Thompson who has a good track record, but I suspect we will have to wait until the Covid crisis is over before the share move forward, and it could be a long wait.

So just four trades so far today. One buy three sells. .588p to sell .699 to buy. So the bid and offer have both been creeping up this week. Well a little is better than nothing! It could get interesting with the next batch of buys. I've been unable to speak to anyone at the company. My only contact has been through Gary Middleton at St Swithins. Perhaps the management just want to get on with job. Has anyone spoken to the management?

Besides an update about new deals and the West Derby project, results for the full year would normally be due this month. Am I right in thinking they can be delayed because of the pandemic?

Up one day, down the next. A tiny transaction can move the share price by up to 10% - the MMs trying to create some interest and movement maybe. I can't see any real movement either upwards or downwards until we get some actual information.

The problem I had here was that work would be delayed because of the extra restrictions in Liverpool. I have had it confirmed that the restrictions do not affect the work environment. They are also working hard on new deal flow. I look forward to some announcements when they are appropriate.

9th April 2020 RNS The board would like to inform shareholders that the West Derby project in North West England is still on schedule for completion in August of this year. Nothing further has been announced to my knowledge other than:- 22nd April RNS "The Company's existing projects in North West England are continuing to move towards completion in the coming months despite the extraordinary national distractions since the third quarter of 2019. The impact of COVID-19 is a matter of regular review by the Company." And "The West Derby Project, which is also based in Liverpool and involves a full development for the supported living sector, is expected to be at the same stage early in the fourth quarter of this year. Fourth quarter is less than two weeks away. Not sure if the Merseyside lockdown will affect completion. Also in that RNS: The additional focus of Education and Healthcare has kept the board and its advisors very busy. The time has now arrived to increase the headcount within Dukemount, due to the potential increased size and complications of the deals being discussed. And in the 30th June RNS "With the potential uplift in project size and the significantly increased size of the parties involved in these talks we are initially concentrating our discussions with one university. During the last 3 months it has been challenging and we are being very mindful of the fact that the start of the new education year, and the continued uncertainty of COVID-19, are foremost in all universities thoughts with regards to the safety of their students. As we have mentioned previously, there is a real appetite within the university sector for development of classrooms and student accommodation and I look forward to updating shareholders at the appropriate time." Then in the last RNS:- "On 4th September 2020 Dukemount will hand over the building and the certificate to the Housing Association, which has entered into a long-term lease for the property... ...Once the official handover is complete this will result in the release of the final payment due under contract to Dukemount." So there should be enough cash to cater for the potential uplift in project size!

Wavertree has received Certificate of Practical Completion and should have received the final payment due under contract. West Derby is expected to complete early in the first quarter.
