yes spurius thoughts going on. face facts - property is in the doldrums and this will not move for some time.

I am a holder here since i bought at 40p, I made a mistake with this one.

Highlights of the results:

Continued strengthening of financial position

-- Growth in net assets per share to GBP0.56, up 12% from the 2010 year end, and EPRA net assets per share to GBP0.63, up 11% from 2010 year end

-- Robust recurring pre-tax profit of GBP16.4 million, up 10% from 2010
-- Group share of cash distributions from funds and joint ventures of GBP15.7 million
-- Group net debt to equity ratio falling to 24% compared to 29% at 2010 year end

-- Sale of six properties in The Mall and The Junction for GBP370.0 million, at or above valuation

-- Acquisitions of The Waterside Shopping Centre in Lincoln and Schwabisch Hall in Germany and the recycling of cash distributions to increase the Group's investment in The Mall Fund to 20.15% shortly after the year end

Impressive operational performance in challenging market conditions

-- Strong asset management delivering 101 new lettings and 57 lease renewals at, or above ERV across the UK funds

-- Strengthening UK fund occupancy of 96.8%, up 0.6% from the 2010 year end and
-- Uplift in The Mall footfall of 3.2% and outperformance of the national index by 3.7%

-- Continuing improvement in reducing our environmental impact with a 9% reduction in The Mall energy consumption and 7% reduction in carbon output across the Group

-- Positive momentum in delivering the asset management and development pipeline

Commenting on the results John Clare, Chairman said

"I am delighted to report an increase in net asset value of 12% to 56 pence per share and an increase of 10% in recurring pre-tax profits to GBP16.4 million. These results are all the more encouraging as they reflect the impact of asset management initiatives which have boosted income not only in the UK funds but also in the joint ventures."

The interest by Parkdev is very interesting and may involve a take out. Either way the share rice will rise.

Ciderboy. The results will be published on 7th march as stated in the last Co RNS re mall acquisition.It is added in at the end and perhaps would have been clearer if announced separately. Hope this clarifies for you

results last year were 23 march and as of 23 aug nav was 56p.

Recent heavy and sustained director share purchases including Parkdev increasing strategic holding to around 29% and steady buying from Standard Life to over 9% gives confidence.Retail figures would suggest the high street is not dead and backs reported increased footfall at Cap and Reg and rising nav (54p) last update.I see considerable short term upside by either higher share price or take out

Thanks for the feedback. I'm not as enthusiastic to buy as I was a year or so ago. The Parkdev buys look interesting.

Not sure German exposure is a reason to sell. Thats the one part of Europe still doing very well. German unemployment falling still and apparently 500k job vacancies struggling to be filled. German Government also coming in way ahead of budget deficit forecasts. I think CAL bigger fears are the decimation of retail in this country. Structural issues such as internet shopping are killing retailers. Don't expect that trend to change going forward.

I was dedicated to CAL but recently sold just as you said because of the German exposure. I may not be alone I guess.

CAL is drifting down. Is it the European Financial come economic situation that is worrying the market? I understand alot of CAL property assets are in Europe(Germany-France) which looked solid at one time when it was only the UK-Spain-Ireland which appeared to have burst its bubble.

Any dedicated shareholders have any thoughts here?

I did ask the company for comment but they felt unable to at this moment. So that piece of information gets us nowhere!

Its either Parkdev think this partnership is going to make them shedloads and they want the maximum level before an offer is required or they are buying up cheaply to the limit before making a lower offer than would be necessary in a normal market.

Parkdev has bought a further circa 61K shares, taking the combined stake of all related parties to 28.3%.

The relentless series of purchases clearly have a purpose behind them and given the monies involved, buyers are clearly expecting to earn a significant return on their investment.

They are so close to the 30% holding now but actually only have to offer the highest price they bought in the last 30 days (if I understand it right).

I have been watching CAL for sometime and the relentless buying and build up of a stake that could trigger a bid has convinced me that the buyers are not doing so on a whim; I have joined them.
