Are you including the non-cash change in property values as part of earnings? Chances of a PE takeover? I'd hope any bid below NAV would be roundly rejected, as transactions are taking place close to NAV. There are a few stories around in the FT about PE being in a distressed state because of their leverage and high rates. If that's generally true, it makes a bid less likely.
