Wow - that after day set of trades is enormous. I sold all of my £250k shares this morning. In hindsight a great move. Looks like an II offloading or one huge short bet. I'. staying away from this one.

BJHair - it shouldn't be 4.5! As a REIT they must pay out 90% of net rental income, so true cover is at most 1.1x.

Are you including the non-cash change in property values as part of earnings?

Chances of a PE takeover? I'd hope any bid below NAV would be roundly rejected, as transactions are taking place close to NAV. There are a few stories around in the FT about PE being in a distressed state because of their leverage and high rates. If that's generally true, it makes a bid less likely.

It's in the process of selling some assets to US firm Realty (£300m, I think):

BJH, no idea and it's a highly speculative reason alone to hold
or buy a stock, sector cycle lows may possibly be seen this autumn,
merely a guess though.

Don't hold as perpetually bearish on British Land Securities (hold Land bonds - they're secured so can't get so easily screwed if they do get PE taken over) But at some point PE has to put them out of their misery
