All IMHO DYORBetter then expected UK inflation data and BLND and LAND shares appear to be continuing recovery.I will find it very funny IF (and this is a big IF) the HSBC downgrade of sector around 10 June was the low???

You just know once the hardcore recession starts in brexit basket case U.K. in the 4th quarter onwards these are going to get hammered, will end up needing another capital raise like after 08. Why buy this when you can get a better return risk free with treasuries. Can’t bleve I owned this once at over a tenner.

I would suggest most propcos have had a reasonable first half given the positive economic data but it depends where we are headed thats driving sentiment. Agree though they are in a reasonable position with no immediate debt worries but need to drawdown for capex though so finance charges will creep up. These big entities with JVs are lot harder to unpick the financials than the ordinary reits to know whether there are any hidden issues lurking puts me off.

LTV and debt absolutely unconcerning making the MCAP to NAV look very wrong. 450-550p is realistic.

AGM statement:



Operationally looks strong, no debt refinancing until 2026, when interest rates will surely be much lower?? (LTV was 36% at 31/03, credit rating A).

Nothing about covenants, but it looks as though they could sell stuff quite easily if needed.

The UK housing market looks set for a dire 2 years plus with falls of 30% predicted by some experts

Based on last year's dividend this is on a 7.6% yield now
Discount to NAV is a mere 50%.

It seems a bit bonkers at this price although admittedly you have to believe their high end London campuses are the future.
