In current climate I saw them as positive but expect continued share price pressure into 2024. The divi at 23,5p is good news and I expect next months we could see sub 400p for sure. I’m invested for future recovery but don’t see this happening until 2025/6 back to 600p +

Profits expected to be online with estimate £880,6M … be interesting what they define for final divi payment. I think next year will continue to be tough for HB, but with election just around the corner I fancy that governments will want to do something for house building with another HtoB scheme just around the corner IMO .. GLA

I can also see this sitting between £3 and £4 most likely next year as normal interest rates starts to bite more people. Myself included.

Holding my nerve here and not buying until well sub 400p: I expect this will happen at some point in the next 6 months, but happy to hold as long term investment for divi and share price recovery GLA

Charts are important because so much of a share price is determined by the herd. By human behaviour rather than fundamentals or common sense. But they are not infallible because stuff happens!

The gilts in the last couple of days have started to recover. This will start to drop the fixed rate mortgage and positively impact the house builders. Next Wednesday is the big day for UK inflation figures which could drive this in either direction.

I think a positive update considering the market conditions. For 2023 looks like dividend could be maintained. More challenging for 2024 and plenty of cash reserves and revolving credit available. If & when the interest rates start to fall then BDEV is at the front for a re-rating in share price .. GLA

The balance sheet was heavily indebted in 2008. This time round they have net cash of nearly 1 bn.

At the moment it’s just a sentiment trade opening up a great opportunity for longer term holders.

Fxckin miracle this is still above 4 quid. I would expect this to revisit the 2008-2012 lows with what’s coming. High rates will decimate demand, as will recession/unemployment. Building costs are high, servicing debt now expensive, margins for builders will evaporate, doesn’t take long for that to happen and the whole thing to become loss making, banks will already be getting twitchy about loans to builders. Watch this space. I’d buy July 2024 in the money PUTS. Should print once U.K. rates hit 6pc plus. Kerching.

People misunderstand the cash flow dynamics during house price fall.

House builders buy less land and at lower costs so cash flow actually increases.

That is why the dividend will hold and they will keep buying back shares.

In inflation adjusted real terms house prices have already fallen nearly 10%.

We are much nearer to the end of this than the beginning.

Great money to be made at this juncture.
