As I said a brave move by BDEV and are paying at top end of their historical share price in case of Redrow. But consolidation can create longer term rewards

Results as expected are lower as with dividend, but outlook 2024 seems more positive. The news on the surprise redrow purchase, although I think a positive move for consolidation inside the market, not sure about the premium they are paying for it ?..

Bad publicity for BDEV this week as the part of the Darwin Green estate is demolished, due to insufficient foundations. I can't see any reference to it in any of the TUs last year , only to the concrete frame remediation costs. Guess the £40M is somewhere in the accounts.

Although Marshall Wace have bought a bit of their short back and the share price will probably continue to drift higher as/if they close it out entirely, I've decided 565p is good enough for me for now. Good luck all, probably see you again if they dip back below a fiver

UK mortgage lending falls by over 40% as interest rates bite


"New mortgage commitments — lending agreed by banks to be advanced in the coming months — shrank by 41.4% year-on-year in the third quarter of 2023, as high interest rates continue to take their toll on the UK housing market.

Data released on Tuesday by the Bank of England showed that there was a 16.5% decrease in new lending quarter-on-quarter, dropping to £51.5bn in Q3.

Meanwhile, the outstanding value of all residential mortgage loans decreased by 0.1% from the previous quarter, data showed, and was 0.8% lower than a year earlier.

In signs of pressure on household finances, the value of outstanding mortgage balances with arrears increased by 11.4% from the previous quarter, to £18.8bn, and was 44% higher than a year earlier."

When the housing market crashes, no HB is immune from the crash. Likewise, listed HBs are not immune from stockmarket falls or movements.

Govn support, provided during pandemic, has ended. Repossessions which were stopped during pandemic are legal again.
Around 30k homeowners in severe mortgage debt.
Inflationary pressure, interest rate rises, NI rises, Council tax rises, energy price rises all impact affordability.

If the govn wanted to announce major initiatives ahead of the GE then they would have done so in the Autumn statement.

Help to Buy ended over a year ago and there hasn't been any announcement to replace it.

Announcing a replacement next few months, just ahead of the GE will be too late.

Steady recovery in share price here, putting me well into capital profit. I expect the HB market to remain subdued in 2024, but with the general election I hope this can one of the important battle grounds to offer incentives for the future. Long term is a good bottom draw investment and top up in the negative cycles.. GLA

The rise across the board has caught me by surprise somewhat. Simon Thomson always used to push a trade to buy the housebuilders on 1st Jan and sell 31st March. I share the view that they will be sub £5 but we may not see it until May

Depends on the gearing ratios. BDEV went up early 30 times from the 2008 low. That should give you a clue.

This time it will go back to 8 however. Still a nice double for some of us.
