What would the regulators of IFAs do if they knew of your conduct on this board Mike ? I guess you weren't taught to shout TIMBER as a means of de-ramping on BBs as part of your training?

But then again the reason I self invest is because of a lack of trust of IFAs and the professional financial system that is more interested in elevated fees and the manipulation of stock prices.

I think you could well be right re the Fountain studios undervaluation.Been a massive regeneration of the whole area around Wembley stadium.

Brent council moved into a state of the art building 2 years ago,designer shopping mall,hotels and high quality apartments have also been built.

From memory, the value given for land and property in the last accounts was, as stated above, £6.8m after depreciation from a purchase cost of about £9.5m, iirc. The accounts didn't state, iirc, purchase dates, so, far from depreciating in value, I would imagine that in a company which has been trading for 30 years+ the true current value of the land and property might now be a multiple of purchase cost. But it hasn't been valued from memory of the accounts.

A very cursory glance at the accounts will tell you that the book value of the freehold land and property (just for your clarification that's the value included in the reported TNAV) is just under £6.8m. The main freehold property is the rather large Fountain Studios building occupying a prime position in Wembley. I suspect therefore that the book value considerably undervalues this asset. My guesstimate would be that the reported value undervalues it by at least half, although I suspect possibly a good deal more. £6.8m would add a further 34p to the NTAV bringing it up to £2.14. Just one more reason why Avesco is still considerably undervalued.

It would seem the concensus of the NTAV here is 180p.

What about the plant and freehold property.Any valuations ever been done in the past?

Your lack of experience stands out like a sore thumb. It doesnt mater how good a companys fundies are if you are in the midst of a bear market, the good get pulled under with the weak.

Why worry about a drop in the price in the stock when it is on a p/e of sub 10 in an odd year which historically have not been as good as even years. There are loads of horrifically overvalued stocks in this market but AVS is not one of them.

You're absolutely correct 2breakout. I do find his posts quite comical though. This one's a classic, "Thats not the main concern at the moment its, managing the stock and having a trading plan set for tomorrow, to cover every eventuality." Brilliant, who needs comedy series like Blackadder back on our screens when we've got Mike740.

I believe Warren Buffett will be up all night working out tomorrow's trading plan to cover every eventuality. Mind you he's not done very well has he? ;)

My plan is to visit the gym, maybe do a bit of gardening, nice meal out.

I think you'll find that's not the case and probably why you're still making the same mistakes 32 years later. Each to their own I suppose.
