27/7/2024 14:02 | Grants were available for planting. This looks like a very good return and as any sale would go to reducing the RCF we are looking at a 750k reduction in the interest payments. The sale I'm looking at most closely is Hagley Rd. I'm certainly no expert in this sort of property and the valuation process but this leaves me baffled: c. 135K sqft.....90% let...incentives must have run out...rental £20 a sqft ....a number of new tenants....long leases....government clients.....under £20m valuation...hmmm? I agree that we should get some news soon but as there are expectations of rates cuts and upward property valuations perhaps they are taking things slowly for now. | pavey ark | |

I guess guide price of £12m will mean sale price of 11-11.5m - which would still be one of their best performing assets of recent times (though the yield would have been negative given the planting costs and presumably no income. There is little point in fretting about the unit price fluctuating. If you're buying it's because you think the the properties can be sold out ahead of the entry point discount to NAV. 02/7/2024 10:04 | Before the wind-up they were committed to reducing the RCF and at the beginning of May they said this was down to £31.6m from c. £56m.... all well and good but then nothing. There were a number of sales lined up but no further sales announced which makes me think that we may get a sale of a number of properties to a single buyer (buyers?)rather than one off sales.....just a hunch!! Any further reduction in debt should increase/maintain current dividend cover so next couple of dividend payments look safe. | pavey ark | |
