09/7/2016 15:35 | Thanks Jonwig, had missed the end of May update, so apologies for posting the earlier out-dated figures (taken as at 31 Dec 2015). | wirralowl
08/7/2016 17:59 | Looking at latest statements: • occupancy is 81% - a bit low; • LtV is 40% (at 31 March) - a bit high, though not frightening; • Weighted average lease length is under 6 years - a bit vulnerable to a sharp downturn; • bank debts due in 2 - 4 year timeframe: a bit short. • properties are secondary/tertiary quality. maybe that demands an extra discount in this climate. • NAV 108p: discount probably warranted. Not my cuppa. | jonwig
08/7/2016 16:49 | No idea WirralOwl. The markdown certainly looks harsh and overdone. I have no position at present as Lady Gnome and I are in the middle of a protracted house move and had to raise cash. Once the deal unwinds, this will be top of my 'buy' list. | lord gnome
08/7/2016 16:21 | Anyone know why this has been hit proportionally harder than other REIT's such as CREI or EPIC? Last reported NAV I believe was 107.8p (so plenty of room for downside adjustments)Earnings of 7.7p will cover the target divvy and LTV is a reasonable 25.4%...? | wirralowl
27/5/2016 10:33 | Details on the split between PID + ordinary payment on the Q1 dividend can be found on the Dividend Information link under Investors on the company website. Q1 dividend 1.75p of which: PID 1.3579p, non-PID 0.3921p Would be helpful if they included this info in the text of the rns. | speedsgh
27/5/2016 10:29 | Trading Update/Dividend Declaration/AGM Statement - First Quarter 2016 Dividend Announcement The Company will pay a dividend of 1.75 pence per share ("pps") for the period 1 January 2016 to 31 March 2016. The dividend payment will be made on 8 July 2016 to shareholders on the register as at 10 June 2016. The ex-dividend date will be 9 June 2016. It is the Company's current intention to pay three quarterly dividends at approximately this level in relation to the financial year 2016 and then a fourth quarter dividend to manage compliance with the 90% minimum REIT distribution requirement. The payment of dividends will remain subject to market conditions, the Company's performance, its financial position and the business outlook. Annual General Meeting Outlook Statement At the Annual General Meeting of the Company that will take place today, the Chairman, Kevin McGrath, will make the following statement on the Group's outlook for 2016. "Into 2016 we have delivered on our strategy and the commitments we made at the time of the Listing, of significant acquisitions, asset management initiatives including disposals and reducing the cost of our debt financing." "We remain positive on the prospects for the Group in 2016, with a sustained growth in rental income and tight control of costs, accompanied by some further growth in assets and an active management of the portfolio mix. We see a strong underpinning for longer term NAV growth and returns to our Shareholders." | speedsgh
15/5/2016 22:14 | Yes got mine now...in two parts with a tax reclaim to come . Thanks | nitnia
15/5/2016 14:00 | nitnia, I received mine from selftrade on Friday (13th), so hoepfully you've got yours now too? Part of the payment (0.6572p) was classed as a Property Income Distribution (PID), and taxed at 20% hence the payment was a little reduced. I'm expecting selftrade to claim back this tax and credit my account in about 6 weeks or so, as my shares are held in an ISA, so should not be subject to any tax charges on income streams/dividends etc.. I've dropped them a line to confirm this is the case. | wirralowl
13/5/2016 17:38 | Big fall on high volume today | speedsgh
13/5/2016 10:02 | I'm still waiting for my divi from selftrade. Is it really possible that they haven't mandated payment of the divi to their client bank account ....and still wait for a cheque like 50 years ago !!! | nitnia
04/5/2016 13:15 | But even when Selftrade 'credit' the dividend to your account, it's hit or miss if it will be added to your cash balance. Have you looked at your Selftrade Cash Statement recently? | typo56
04/5/2016 12:29 | Took a call this morning from Selftrade's Customer Service. Apparently RGL sent out cheque's for the first payment and the selftrade cheque went missing in the post. They requested a replacement on the 28th and are awaiting receipt. Once cleared they'll distribute to the nominee accounts immediately. Will keep you posted, but was impressed with the 2 CS staff I dealt with today, very quick and courteous responses from both twitter & the subsequent follow up call from their CS. | wirralowl
04/5/2016 07:50 | Even when you 'receive' a dividend with Selftrade, it's hit and miss whether it will be applied to your account cash balance. Have you been into your Selftrade Cash Statement page and checked the Balance column against the transactions? I'm seriously thinking of closing my accounts with them. | typo56
03/5/2016 19:25 | yes missing with selftrade but received on a different account with brewindolphin/stockt | nitnia
03/5/2016 17:07 | received mine on 15 April - with iWeb. | lizafl
03/5/2016 16:56 | Thanks nitnia, is yours also with selftrade/equiniti? I've also sent them a message this afternoon. | wirralowl
03/5/2016 16:47 | Mine's missing as well. Have sent them a chasing message. | nitnia
03/5/2016 15:42 | Just noticed I'm still waiting for my maiden divvy payment from RGL in selftrade. According to my records it was due on 15th April ?! Anyone else still waiting? | wirralowl
21/4/2016 13:28 | Positive, brief post-results analysis available on IC website... Newbie Regional REIT looks to pay sector-leading dividend - Numis have a forecast of adjusted NAV 120p for current FY which, if achieved, would appear to leave plenty room for upside. Note that the article makes no mention of them moving to a policy of quarterly dividend payments going forward, as announced on 16/2. EDIT - Sorry, above broker forecast is from Peel Hunt, not Numis. Believe that Peel Hunt are brokers to RGL so their forecasts will naturally be on the bullish side. | speedsgh
08/3/2016 09:48 | RGL's investor relations have this morning confirmed to me that, of the 1.00p dividend payable, 0.6572p will be classed as a Property Income Distribution (PID), ergo the remaining 0.3428p will be paid as an ordinary dividend. | speedsgh

The Group will pay a dividend of 1 pence per share ("pps") for the period 6 November 2015 to 31 December 2015. The dividend payment will be made on 15 April 2016 to shareholders on the register as at 18 March 2016. The ex-dividend date will be 17 March 2016. 03/3/2016 23:39 | RGL has stated that it will now be paying quarterly dividends | terry topper
09/2/2016 14:51 | I have to say that this is tempting, given the projected yield. But they are buying secondary/tertiary property units where the prospects of rent default and voids are very real. | jonwig
09/2/2016 14:04 | Acquisition and portfolio update - | speedsgh
20/1/2016 14:38 | Wirral - agreed. I think, but aren't sure, that the gearing here is about 30% which ought to be safe. But if there's a big sell off in property I feel I'll be able to buy a fair bit below this. I'm not sure I want to be buying anything for a while! | jonwig |
