stockbrokers are not usually in accurate and up to date touch with the commercial property investment market, i reckon that averaging best and worse case gives most likely present nav i.e. 34p

On OTE, my estimated NAV calculations after the disposal are as follows:

All figures from Half Year Report 30th September 2009 adjusted for my estimate of current investment auction values from recent auctions in London.

Investment Property 171.5 - 17.8 disposal = 153.7
ERV 16.6m - 1.65 disposal = ERV = 15m
Capitalise ERV of 15m (remaining after disposal) at 7% 214m revised value of investment property, an uplift of 60m or 49p per share.

So best case is 45p including derivative liability
Pessimistic scenario would be 8% capitalisation rate which produces an uplift of 28p per share, or a NAV of 23p after accounting for the derivative.

Main risk is 'cheap' buy out by a major shareholder.

Really happy that the gains have held after the last rns, and we are still ticking up slowly, can see this in the 20's over the next few weeks/ months.

This share has been off the radar.

If property valuations are uplifted in the forthcoming results as is probable in my view after the dramatic recent disposal at 37% above Sep '09 book value, this share has the possibility of being significantly re-rated by the market.

I guess Liberum's summary about O Twelve gives a flavour of how they rate the Company:-

The story behind their recent £24m Disposal at 37% above Book Value is being digested by the market and the beneficial implications of this on the Company and the rest of their property portfolio valuations are dawning.
