Investment Property 171.5 - 17.8 disposal = 153.7 ERV 16.6m - 1.65 disposal = ERV = 15m Capitalise ERV of 15m (remaining after disposal) at 7% 214m revised value of investment property, an uplift of 60m or 49p per share. So best case is 45p including derivative liability Pessimistic scenario would be 8% capitalisation rate which produces an uplift of 28p per share, or a NAV of 23p after accounting for the derivative.
