De-listing stock does not affect shareholders rights. But it does mean that ability to sell stock will be reduced.

I have been watching this stock for a while with an idea to invest next time I get some money but of course will not be doing so now in the light of the recent news but what I find strange is that that share price is still rising, whats that all about?

Well have to say having followed this stock/thread for a while it looks to me like investors have been well and truely "shaffted" for want of a better word,the anouncment on xmas eve being a good example of this.

I feel for those who have lost money with them.

think the key is to look back on other companies who have delisted. I have not been in this situation before - anybody else?

As the loan is being converted to shares at a price of 86p then I should imagine that this would be the minimum value they could offer to buy the remaining shares at.I,m not selling my shares as I expect to receive some
dividends in the future,They said they would pay 47p divvy for the second half
and they hav,nt as yet said they would,nt pay that.

Surely there must be some guarantee for small shareholders, or any unscrupulous corporation could do this to dozens of companies, and say take coppers for your shares as you will be holding useless paper forever as we will never pay a dividend no matter how successful we become - they could even float companies just to suck money in and then do this ?

But what about the dividends? Surely after recovery of the market (e.g.in 2 yrs time), at this price they will be paying the private shareholders, say, 25% p.a.

As I don't hold, It doesn't affect me. It's been an interesting story to watch/trade. Sorry for your losses GSands, but I suppose it's not a loss until/unless you sell, are you going to hold into the private era? What is your average? I guess that will determine your effective yeild in years to come.

A punt is what it is ... I think you would need to understand the rules that will apply in the event of a de-listing, which looks increasingly likely. I mean is it the closing price at the date of de-listing, the average for the last 3 months, one year or what?

I suspect its a legal question, unfortunatley I don't know the answer. But if its, for example, the last 3 months avge (or more) then the chart will show you why they are waiting!

It is really that difficult. I am a private landlord and speak regularly to my broker on this subject. Despite the base rate being at 1.5% and LIBOR just a tad over 2% - there is no money available to borrow at anywhere near these levels.

just to put the commercial property article posted into perspective i am in the process of purchasing a warehouse at the moment and the bank surveyor has just valued it at 20% below the asking price..i therefore think commercial property is falling but perhaps by not as much as some in the press would like us to all to believe. i suppose it all depends on the property and the area.i am sure london prices are way over valued...but market towns less so.

Would anyone take a punt on these at 70p...? I am considering buying some ..but my concern is why they have just borrowed at 20%...surely they should have been able to get a better rate elsewhere...or is it really that difficult to get cash at the moment...?
