GS, one could argue that Gerald Ratner was honest , not exactly a career enhancing move admittedly !

Interesting thought ...Fortress pick up cheap (hopefully) convertible bonds & then start to cover CFD short (albeit covered).which takes the ord'y share price to higher levels !

Pure speculation & no advice intended etc !

From a quick read through it seems that if Fortress take up what shareholders
with over 31,555 shares refuse and they exceed 75% of the company the shares will be delisted.It would therefore appear that Fortress were not selling,But
I wonder whether they engineered the price by short selling using CFD,s

Johnny - you are correct, but there is a school of thoughts which thinks the travails of Fortress are one of the problems here, and they are liquidating.

I will blow 500 quid (profit from other investments TW.)on these at sometime, with a view that if I lose the lot then so what, but on the other hand, happy days! Complete Gamble!

THis a punt only for the lenders and major shareholder. With a market cap of £17m it's effectively valued as a busted flush. Any value will go to the lenders and major shareholder, as they're in the driving seat to supply the cash to keep it going.
Anyone who invests is very very crazy.

While the company fails to inform the market of their position or at least
put out a statement regarding the inaccurate press speculation regarding the
HMRC portfolio it will continue to fall.

I can remember having the following conversation (see below) with you in october regarding the possibility of these going lower and they have. I am still sitting on my hands with this one, but watching carefully. MCAP now £21 million! We need to wait for some positive newsflows and a change in direction. No point trying to guess the bottom. I would rather buy on the way up, if and when it comes.

Do a Google search on 'HMRC' and 'STEPS' (which is the name of the contract between HMRC and Mapeley). You'll find some interesting reading.

Sale and leasebacks can be onerous as you take a lump sum up front, and are then "on the rack" to keep passing back a fixed sum of rents you receive from the tenants-if you have any.

Re the freeholds, leaseholds to HRMC, it would be helpful to know when the break/expirey dates are, since they were all acquired together they are probabley the same.

HRMC are unlikely to default, but are likely to escape part of the portfolio.

I am not familiar with a set vacation allowance, does anyone know what that means?

still think the share price here is where it is because of Fortress and the fact that if things do not look up for them their will be a heavily distressed seller in the wings with a huge holding looking to offload

there will be no serious buying of this share until Fortress sort themselves out

Copy of an email received from Mapeley regarding my query about the HMRC offices

Thank you for your email.
Yes they are contractually bound until there is a lease expiry or a break option. HMRC have a set vacation allowance priced into their contract and to date they have not exercised their full entitlement.
The below article is misleading in that not all these properties are from the Mapeley portfolio and we have yet to receive a formal notice on the buildings within the portfolio. None of these planned vacations are unexpected and they are all within the vacancy allowance priced into the contract.
