|Excellent trading update from DUPD today:
In 2010, Ukraine continued to emerge from the crisis following and strengthening the recovery trend started in the second half of 2009. It became obvious to both landlords and property occupiers that the market has passed its low point and that time is coming for taking investment decisions and resuming business expansion. This conception resulted in a number of investment transactions recorded in the local market for the first time since 2H2008, recovery of end-users' demand for quality commercial space, and further yield compression. According to Colliers International, prime yields compressed from 15-18% to 12-14% in 2010, although no investment transactions were recorded at these levels.
Principal market indicators have improved across all property sectors, with retail real estate sector leading the trend due to a surge in consumer spending and significant undersupply of quality shopping space.
Debt finance has remained largely unavailable restraining the pace of the market recovery although not halting it completely. However, the starting shift of the banks' interest from government bonds to corporate and consumer lending bodes well for the growth of the commercial and residential property markets in 2011-2012.|

KDD Group N.V.
("KDD Group" or the "Group")
Reduction of the interest rate on Sky Towers' credit line
KDD Group (AIM: KDDG), the holding company of one of Ukraine's leading real estate investment and development groups, is pleased to announce that it yesterday agreed revised terms for its existing credit line (the "Facilities") with Ukreximbank.
The Facilities consist of both USD and Hryvnia denominated elements, totalling the equivalent of US$160 million. Under the new agreement, the interest rates chargeable on both the USD and Hryvnia denominated elements of the Facilities is to be reduced by 1 per cent., per annum and the Facilities have a repayment date of May 2012.
The Facilities, to date, have been used by KDD Group to finance construction work at the Group's Sky Towers office and hotel project ("Sky Towers"). The Sky Towers project is expected to be largely completed by Quarter 2, 2012.
Alexander Levin, KDD Group's Chairman, commented:
"I believe that the reduction of the interest rate on the Facilities reflects both improvement of the situation in the Ukrainian banking sector, as well as strong progress by KDD on the Sky Towers project. We are hopeful that the growing liquidity of Ukrainian banks, and the reduction in the cost of borrowing, will allow KDD to activate construction activity on several other projects in the short to medium term|
|In the first half of 2010 in Kiev, there have been no increase in hotel room stock category 3-5 stars because of the mass stopping construction projects in 2008 due to economic recession.
However, in early 2010, developers have continued active development of previously launched projects in the hospitality segment. Thus, in the final stage of construction is the hotel Fairmont (5 *, 257 rooms) on the street. Naberezhnye Khreshchatytska 1A. Found new financial partners, the project hotel Hilton (5 *, 272 rooms) on the b-r.T.Shevchenko 28-30, which is currently actively under construction. In early 2010, the company KDD has signed a memorandum of understanding with the FRS Hotel Group International Sarl about managing the hotel under the brand Swissotel (5 star, 550 rooms), as part of the multi-center (IFC) Sky Towers on the street. Sholudenko, told Business & Markets in Colliers International.
In the first half of 2010. international operators have continued to actively explore opportunities for cooperation with the developers of hotels in Kiev and in major regional cities of Ukraine. Significant for the market of hotel services in Ukraine was the signing Starwood Hotels & Resorts Worldwide to manage a hotel in Zaporozhye brand Four Points (4 star, 170 rooms; Blvd. Shevchenko, Zaporizhzhya).
As an additional incentive for developers to the Government of Ukraine adopted a law on the temporary exemption from income tax for all categories of 3-5 stars hotel, placed in service before September 1, 2012. This law was adopted in preparation for EURO 2012 and will be valid from 1 January 2011 to January 1, 2021.
Price level and occupancy
Average occupancy rates at hotels 4-5 stars in the first half of 2010 amounted to about 45-55%. In 2009 this figure was within 40-50%, whereas in 2007-2008. stayed at its high of 70-80%.
The increase in occupancy is due to increased business travel in the country. In the first quarter 2010, an entry flow of citizens from EU countries to Ukraine has increased by 20% (compared to the same period last year). In this case, the total number of foreigners who visited Ukraine in January-March 2010 declined by 5% to 3.5 million, primarily due to decrease in visitors from the CIS countries (according to the State Service for Tourism and Resorts).
Given that the capital market high-end hotels represented less than 2 500 rooms, even a slight increase in business activity can influence the occupancy rate.
The average asking price for a room in hotels of Kiev in 2010, virtually unchanged, and the same level as 2009. As in the past year, most of the hotels practiced various types of discounts of 10-20% of the room. However, in 2010 the tendency to phase out this practice, which became possible thanks to the growth in demand.
Stabilization and occupancy rates in hotels of the upper price segment at the current level.
Phasing out an aggressive discount policy.
The resumption of construction of accommodation facilities previously frozen.
Moderate growth in demand for hotel services due to increased business activity in the country.

Who encroach on the Lavra Belltower?
Protection zones of World Heritage Sites in Ukraine continue to suffer from attacks of irresponsible developers. No sooner had the new Kyiv authorities suspended in August, a devastating construction near Sofia, as almost simultaneously activate another developer, encroaching on their laurels. With the new force has resumed construction on the scandalous Strutinsky street in the capital in the protected zone Lavra Reserve.
It looks like Ukraine and if lucky, a short-lived. August 3, 2010 UNESCO World Heritage Committee removed from the agenda the question of making the St. Sophia Cathedral and Kyiv Pechersk Lavra in the list of objects at risk. This decision was a colossal work of diplomats, guarding the reputation of the state.
UNESCO experts have assured that the new Kyiv authorities, headed by Alexander Popov cope with the problematic points in which its shameful state construction projects. In part, the promises have been fulfilled. For example, the decision to halt construction of residential complex «Fresco Sofia» in the buffer zone of Hagia Sophia in Kiev, at Gonchar 17-23, took the city council and signed by Mayor Leonid Chernovetsky.
However, an example of unfair "colleagues" did not become a lesson for companies KDD Group, which builds in a buffer zone of another monument, protected by Unesco - the Kiev-Pechersk Lavra. According to local residents, the developer in August resumed construction work, and the entire month stepped up their pace.
Reference. Project PecherSKY at Strutinsky 2 in Kiev provides for the construction of the cascade buildings (from 10 to 23 storeys), which will be 197 apartments (total area - about 50,500 square meters. M). The residential complex will have all types of housing - from studios to two-level penthouses, as well as office space and parking for 262 cars.
Complete construction planned at the end of 2009, but prevented the crisis - the work had been suspended. Since the summer of 2010, construction resumed.
Confident in their prospects for the behavior of the builder raises questions: Does such a candid new team of managers of Kiev in his desire to preserve the holy city? Why is one (rightly) ban to build, and another, in exactly the same violators of laws - allowed?|
|Depends on the news really, but with no news i would probably sell half at 30 and let the rest ride. However it would be nice not to sell and let some fair value establish itself, i.e. 60p and above.|
