Dollar/pound rate is now around £1 : $1.31 so their NAV of 161pps above becomes 174pps

Implied NAV (post Waves acquisition) of 161 pence per share*

* Based on: valuations of the Group's properties, excluding Waves, as at 15 April 2015; the recent valuation of Waves; net debt as at 31 March 2016; and an exchange rate of £1.00:$1.42.

So what's the NAV at todays exchange rate of £1:$1.31

180p ??

Agreed: interesting volume. I am back in for a few. I'd exit if the stock made another low, but otherwise happy to ride long term if positive momentum returns. EHG does seem oversold - particularly with a prospective dividend of 11%+

31st March & previous accounts show property assets on the balance sheet at cost. The other IFRS option is to recognise any revaluation surplus on the balance sheet, which in the case of EHG is a substantial amount (see prev. posts).

New Chief Financial Officer appointed 1st April 2016.

New CFO buys shares 8th Aug 2016.

Highest traded volume for 3 months 9th Aug 2016.

If the totally legitimate policy change decision was taken to recognise the property asset value on the next set of results & leverage the balance sheet strength, who would make that decision?

Just a thought.

Just noticed yesterdays buying volume was over 1 million shares. Highest for ages.
Buying continuing this morning as well with 25 transactions showing so far -
23 buys, 2 sells.

2 consecutive days of director buys this week, albeit relatively modest amounts.
Reassuring to see the new Chief Financial Officer spending £25k purchasing yesterday.

There seems no end to the fall in the price here, yet now on a yield of 11% with some huge discount to NAV..

From the 2015 admission document:-
"Property, plant and equipment - Recognition and measurement
Land and buildings are stated at cost less depreciation and any provision for impairment. All other property, plant and equipment are stated at cost less accumulated depreciation and any accumulated impairment loss".

Property, P&E Asset values:-
$167.5mill as stated on the half year results balance sheet.
$257.5mill as stated in the narrrative.

So the Revaluation surplus illustrated above has not been recognised on their accounts - hence the potential substantial NAV uplift.

I was considering taking the hit on my shares & reread the 14th June 2016 Half year results statement. This bit made me change my mind:-

"The Group's property, excluding Waves, was valued at $235.5 million by CBRE as at 15 April 2015 which is greater than its value in these financial statements. The Waves Hotel & Spa property was recently valued by Terra Caribbean at $22.0 million which is the fair value used in the accounts. Using these valuations, the Group's properties would be valued at $257.5 million. Based on net debt of approximately $54.8 million as at 31 March 2016, this would equate to an implied net asset value (NAV) of approximately $202.7 million (228 cents per share and, based on an exchange rate of £1.00:$1.42, 161 pence share)"

And as the dollar/pound rate is now around £1 : $1.31 their NAV of 161pps above becomes 174pps.
Happy to hold mid/long term now.

I guess for many who go to Barbados the exchange rate is irrelevant

But the Zika scare - that's a different kettle of fish

winsome147 - Don't really agree with that. There were lots of episodes with them in different locations all around the world. So I don't think there will really be a knock on boost for Barbados....

Thos who watched last week's BBC series Millionaires Holiday Club, which followed the ITC upmarket travel club will have watched them feature Barbados heavily in the 2nd episode. ITC offer exclusive holidays on their website to all Elegants Hotels. Money couldn't buy the sort of advertising they just had by BBC so hopefully at least a little boost to next season's bookings.

What's Simon Thompson's latest opinion then? He has tipped EHG before. Not that I give him or any other tipsters much credence. I don't subscribe to any of their rags. Just curious.
