Gains on asset can't be monetised and paid out as dividends unless you strip the company of its asset. it is not cash, it is a figure that little matters to an investor. So why is it included in figures like profits. That should only be on the balance sheet but not feeding in the income or cash statement

I don't understand what a decline in asset value affects the profits of a company. In essence profits are revenue minus costs. Or am I missing something here?

Is this what your referring to from last results...Loss before tax of GBP235.7m (2020: GBP72.5m profit), reflecting the fall in trading profit after interest, reduction in the property valuation and exceptional finance costs10% fall in property value was main hit but this should hopefully hold steady and then reverse in years ahead if economy recovers.

I don't get how "property valuation" (minus 235m)could have dented the profit. I understand the asset value can decrease with a lower valuation, but profits? what had that to do with profits?

This time next year rodders - if wfh continues to be popular and normal office space is less attractive wkp could become a takeover target. Compare this to digs (which also provides something different) which is currently under offer.
