I think that IWG lease their space which would indicate a high gearing so that a small fall in revenue would give a major fall in profit. I am not sure that I am correct, but it would contrast with WKP who own their buildings and, currently, have a low % of borrowings. However, the WKP share price drop is small compared with IWG.

WKP dropped yesterday because of rival IWG of profit warning, left wondering why this dropped yesterday and noticed in today’s press. I am a long term holder and still like this company as it stands

Workspace Group PLC ('Workspace') is pleased to announce the exchange of contracts for the disposal of Zennor Road Industrial Estate in Balham, SW12, for GBP30m.

This 3 acre industrial estate totals 67,000 sq. ft. of net lettable space with an average rent per sq. ft. of GBP13.90. The property was sold at a premium of 84% (GBP13.7m) to the 31 March 2017 valuation of GBP16.3m, at a net initial yield of 2.9%.

Jamie Hopkins, Chief Executive Officer of Workspace, commented:

"Zennor Road is the last of our industrial estates earmarked for sale and our portfolio is now entirely focused on business centres and properties which represent refurbishment or redevelopment opportunities. This disposal has been completed at a significant premium to book value and the proceeds will be reinvested into our extensive project pipeline and targeted acquisition opportunities that will deliver value to shareholders."

Workspace GROUP PLC completion of £200M PRIVATE PLACEMENT

Workspace Group PLC ('Workspace') announces that it has now completed the raising of £200m through the issue of £80m eight-year notes and £120m ten-year notes, previously announced on 28 July 2017.




Very succesful in raising the funds for investment, so look out for another RNS
for another major aquisition.
It is undervalued at the moment, I expect this move to £9.30, £9.70 and then £10.

Great opportunity to Buy.

You need a bit of patience, this will not happen over night.
This is a projected valuation based on company fundamentals, revenue,profit,future
direction.

Also other factors such as demand in the market.

So the overall consensus is £10

I have bought at 885p today, and expect to run to £10 by the end of the year.
