Very tempted to buy more, just got to guess the low point. Reopening news could see the cyclical sell off reverse and wkp seems to be better placed than many for a genuine recovery.

Sorry but no, just looking at it probably very simplistically, in regard to nav , ie worst is past, hoping it broadly flatlines or picks up going forward as newsflow and letting improve. Very pleased with div. Hard to know if further recovery will be gradual or quick but with no dilution , and ongoing development I don't see why past highs can't be hit again in 1-2 years time.

Also had a good run up to results so a bit of profit taking is not a bad thing, let's see if it runs again after presentation and institutional meetings with the company after results.

Added a few this morning , better div than I expected , nav hit had to happen and be worked through, but still higher than current share price and wkp has traded at a decent premium in the past , hoping this will happen again if recovery comes though. Plenty to go for in this case back to old highs. Hopefully the worst is past.

Here goes:
1. They are going to launch a corporate advertising campaign aligning with lockdown easing. Highly targeted multi-channel approach - will be a lot on London buses, but also radio and digital ads. Campaign goes live on Monday.
2. Full year results on 3rd June
3. They are hopeful of now seeing occupancy levels (as opposed to being in their offices) rise
4. Will Abbott - CCO - initial reaction on joining that brand was under-developed. Reiterated that 100,000 potential customers, but expecting demand to grow from "flight to flexibility". Hard to spot which office owners have different propositions and offers in the market. So building the awareness of Workspace's distinct offering. Sits apart in between conventional landlord and serviced offices.Offering is "Liberating spaces for businesses to shine". Positioning is "Home to London's brightest businesses". Have overhauled social media and content marketing in past few months. Have even launched their own Spotify chanel chosen by customers. Have made search engine marketing more sophisticated - especially free google listings. Dynamically bidding on search terms, hyper-local targeting, increasing use of video. Cultivating leads through brokers.
5. WFH: idea is to turn it on their head: when and where are you going back to work? Work from Work[space] = WFW. Playing on some of the downsides of working from home.
Companies are thinking a lot more about their staff and Workspace is well placed to capitalise on these trends.
Media costs of the campaign is c£350,000 as one-off. In a typical year marketing cost is £1.5m, but a lot of that is paid search.

Think the jury has been out on wkp as to whether it's a strong recovery play or will be a victim of people quitting the office. As it becomes evident it's the former it could anticipate the future and move higher quite quickly. We will see.
