This is BBOX s sole focus and yet it is Segro currently trading at a 38% premium to its NAV and offering only a 2.1% yield. BBOX barely at a premium to NAV and offering twice the yield. But for the interesting thing is the 6m sq ft of developments which have planning permission - indeed I could argue that the dev pipeline is bigger than Segro's as totals 9m sq ft. It also seems sensible to recycle some properties - there should be plenty of demand in the current market even for propoerties which are not quite as good as larger tenants want. | 18bt | |
