Unless we see a massive market selloff again, I cant see £1.40 again, with online shopping orders growing in a big way, and Amazon going to increase warehouse capacity up to 50% the warehouse sector is a great sector to invest in. That's why I hold these WHR, SHED.

Indeed. Of course if you are Segro you could go for a share based take over at 30% premium to close on this and still come out looking smart from a board perspective.

I can see this far surpassing previous highs. Various tall winds in its favour and it focuses only on the bits people are rating Segro for, the mega warehouse logistics hubs. This is BBOX s sole focus and yet it is Segro currently trading at a 38% premium to its NAV and offering only a 2.1% yield. BBOX barely at a premium to NAV and offering twice the yield. With interest rates likely to remain at all time lows and inflation likely to increase, I know where my money would go.

They've tempered the dividend, which seems sensible at the moment. But for the interesting thing is the 6m sq ft of developments which have planning permission - indeed I could argue that the dev pipeline is bigger than Segro's as totals 9m sq ft. It also seems sensible to recycle some properties - there should be plenty of demand in the current market even for propoerties which are not quite as good as larger tenants want.

Yep - though Segro has a whopping 8m sf development pipeline - the profits in it are being reflected in Segros NAV Rather than work out which one is best I'm a happy holder of both BBOX and Segro

Segro results out today and given a buy recommendation by IC. It's currently trading at a 38% premium to NAV and offering a 2.1% yield. If Bbox were to command only the same premium we would be at 207p with a 3.4% yield on previous guidance.

And Sergo - worth investing in too despite the yield and premium to NAV - they could grow into a prologis sized beast Though best way of getting into segro is to be buy a reit that they are going to buy
