03/3/2023 09:20 | But I won't shut up! | tula100
03/3/2023 06:47 | Tula: Well done on asking those questions but the directors will probably just say "TULA WENA." | alpal2
02/3/2023 17:12 | I have submitted the following questions for the investor call: 1. What are the board doing to narrow the gap between the NAV and the share price? 2. How can the board justify basing their remuneration on the NAV and not the share price? | tula100
02/3/2023 00:22 | I asked the question about a year ago .it is in the best interest of the managers not to pay a high dividend....they get paid via the nav so this company is set up to benefit them and no one else | teleman2
01/3/2023 23:45 | Of course they wont! | tula100
28/2/2023 22:12 | Question: The interests of shareholders will be best served by closing the gap between the share price and the NAV. As the current directors are incapable of doing this, will they resign so that competent directors can be appointed to look after shareholders. | alpal2

23/12/2022 19:33 | They took them all, thankfully. | topvest
22/12/2022 16:55 | topvest: You're cleverer than I to have exited at $10-25. Wish I had done so. What proportion of your shares were taken at that price? But I can't understand people who are now selling about $9-75; why didn't they get out in the tender or are they exiting shares not taken in the tender? | alpal2
22/12/2022 08:57 | I've exited in the tender offer at US$10.25 for a c19% loss before dividends received. Not too bad for an erroneous investment and glad to move on. The stewards of this investment vehicle lack integrity. | topvest
02/12/2022 16:15 | Agree with that analysis. I exited completely at the last tender, tho would have done better holding on for a bit of $ strength. | spectoacc
02/12/2022 16:11 | I am hoping to take the tender. Investing in this was a mistake, but hopefully will exit at roughly break-even if dividends are included and only a small investment. Management are looking after themselves and just gradually taking control at a massive discount. They have no intention of releasing value for all equity holders. Total lack of trust and so the discount will not close. | topvest
08/11/2022 12:24 | Tula100, I am in the same position. I'm concerned about AUM outflows and property valuations dragging them lower | makinbuks
07/11/2022 20:30 | Just reminding myself why I sold out a while ago and why I will stay out. A quick look at the latest fact sheet is all it takes. Prob about time they changed the performance set up, now it's very slightly harder: Hurdle rate: 3 month LIBOR plus 2.647858% Please note that from 31 December 2021, LIBOR has been replaced by an appropriate alternate rate as advised by ISDA in the IBOR Fallbacks Protocol, although certain LIBOR settings will continue to be calculated and published using panel bank submissions until mid-2023. | rambutan2
07/11/2022 16:12 | Why should I crystallise my loss? I might as well hang on for the 3.7% yield in the hope of eventual improvement. | tula100
07/11/2022 11:59 | Any takers for the tender? | makinbuks
31/8/2022 09:01 | Overpaid and underperforming management. I find it irritating that they trot out the spurious NAV at every opportunity but never refer to the dividend yield as a factor of NAV. Maybe "Dividend yield of 1.3%" doesn't sound so good. | alpal2
30/8/2022 11:39 | Well a big discount certainly, under valued depends on how much store you place in the valuation of private businesses | makinbuks
30/8/2022 11:28 | Still so under valued......... | chrisdgb
30/8/2022 10:56 | hxxps://www.edisongr Quite enjoyed reading this, some detail on performance I was not aware of but that may be because I haven't been too engaged | makinbuks
27/6/2022 13:56 | Be really interesting to see if they've been having a better bear market than last time - suspect weak £ more the reason they've held up. (Not a holder after the last tender, albeit wasn't expecting to lose the lot). | spectoacc
27/6/2022 12:18 | Perhaps a sale of Bentall Green Oak will pave the way for the next Tender. | tiltonboy
27/6/2022 12:01 | Report from tame broker..... | davebowler
29/4/2022 13:24 | I think the shares (TFG and TFGS) are fungible i.e. you can switch between the two depending on whether you want to sell in USD or GBP. Sounds easy but, in practice, the brokers are not good at doing this. | alpal2 |
