SW very true .. The higher Cap will attract a different kind of Investor .. The secret for the smaller PI in my experience is not to be unduly fazed by the (hopefully) speedy advancement in value relative to current levels as we know the assets more than support a significant raising in value .. I've made that mistake a few times to great cost ! NAI
