i am currently down on this investment , but it feels different to be down on good company like TW as i know they will grow and in the meantime divi can be collected

Yep.....and in the main they try and stay balanced if they can...they van make their money on the spread they don't need to gamble. They are a lot more active on small caps but usually one mm sets the price and the rest follow

It's all computer algorithms now; can't envisage MMs sat at desk these days.

JugearsNot sure that MMs take positions in stocks like tw. Primary function is to make the market and they tend to move in response to trade pressuresProp trading desks might. Must admit that in the 25 years or so I have been doing this I can't think of a postercomplaining about Mms pushing up a share price.Mms don't like taking a loss. In fact at can be job bending so they will price in a falling market to discourage sellers

Imho yesterday was a blip & that we could see these back to £1.77 this week with a low but steady climb back up to the next dividend date, Off course this share is totally manipulated( & from experience manipulated stocks are consider to be safe stocks)Good money for the mm's push down to £1.70 buy a load , F---K off on holiday & come back in September & sell for circa £2 IMHO it doesn't matter how far these fall they will always recover to around £2 & so long as I keep collecting the dividends in shares on my main investment I will be very happy.

Jugs - that's a great post. Useful first hand insight. The very best with the plans for your business and (possible) semi-retirement.

The new housing market seems to be picking up again, As a supplier to the new housing market I have seen orders increase by about 30% over the last few weeks with orders now being placed well in to next year, Unfortunately for me I decided earlier in the year that I would not replace staff that were leaving as I wanted to down size my company & work less hours, I also thought at the time that this was a good Idea as we have had a very slow start to the year & thought that it could continue like that for some time, However talking to my customers this week there seems to be a renewed confidence in the industry & very positive outlook for the rest of this year & in to next,Brexit could cause a slow down for about 6 months but the view I am getting is that what ever the outcome it will be business as usual, So I may have to rethink my semi retirement plans & am very pleased to have been able to purchase a nice junk of Tw shares yesterday afternoon at what I consider to be an absolute bargain.

The time to have called this dead money was May through to mid July. But at 172p and with a chart showing such a precipitous drop I'd personally call it anything than dead money here

I suspect that the whole sector has been reacting to Bellway's most recent RNS that speaks of flat pricing and margin erosion due to cost pressures. It's a question of whether these concerns are now discounted.TW.shares are some 20% off the years high. The screw up which is Brexit casts a shadow of course.

Whilst TW seem to be managing their own business well, I think share price here and in some other sectors will reflect the strength/ weakness of overall economy.

I feel there is some uncertainty over how the UK economy is doing. "Blip due to weather" in Q1? Small pick up in Q2? Weakness in wage growth given apparent strength in employment numbers.

Well it's open to interpretation is it not. The exact words were:"Increased landbank efficiency - reducing length of short term owned and controlled landbank years by c.1 year to 4-4.5 years"So they are either going to step up production to attain this or slow down investment in the land bank, or do a combination of the two. But either scenario means improved free cash flows which support the higher dividend payments.

YepI read it as a reduction in land bank supporting more or less flat output which will increase roceAll is goodness but I am not expecting any growth in activity - at least there is no sign of corporate activity. Been there before:(
