You have to factor in many believe there is a recession coming (not that we had a boom in the last ten years). The massive slump in retail spending is because people are begining to hoard money, and sometime that is an indicator or a general downturn. Rising inflation also means less expendable income and this is spooking the market. My general feeling is it will be OK but there is a lot more going on than shorting.

Don't disagree with what you say Jugears, but judging by your previous comments I doubt you'd be able to find the time to play that game effectively, I know I couldn't until I packed in working for a living.

gbh2 Im starting to agree with that, I am also begining to realize that the special dividend is not really helping the sp, perhaps we would be better off without & relying on a steady increase in the share price to make a profit, Have you noticed that the shares steadily rose until they announced that they were paying a special dividend every years, since the the share price has not ventured much above £2.10 & always falls back on or just before the special dividend, I may start selling before the special next year & re buy back over the summer.

Nearly every sector has fallen recently as they do this time every year remember the old saying go away in May & come back on st ledgers day,nothing will start moving till at least September,IMHO the Brexit effect was built in to share prices long ago. Stewart64 fast track planing does not mean you need a reduced land bank, house builders need to maintain a very healthy land bank of at least 4 to 5 years to maintain continuity of supply as it it can still take years to get planing on land. I have been waiting 25 years on one piece I own!

Not just TW that is rock bottom just now, anything domestic is on the floor re Brexit fears. I've got a weighted yield and p/e of 6.4% and 13 respectively across my portfolio. Guess we must be missing something regarding the Amazon's of this world at just 400 p/e.

TW started to pick up around this time last year so I'll keep reducing my ave share price as often as possible, down to 187p today :)

Marksp ... looks like everything is treding water, well sinking a little, until this brexit rubbish is over. The markets hate uncertainty. It will all be a bag of wind - the world wont end. I think I am going to keep my cash stock until the hammer falls on brexit, it may be the buying opportunity of a life time!

But markets are irrational..i think the general view is that the sector has peaked so I expect the next few years to see the special decline and the ord rise.

Looks very oversold at the moment but that doesn't mean it won't fall further. At some stage it will pick up again. Some share buybacks would help I think but, we will see what they do.

All the builders and construction generally is pretty pants, and the banks, and VOD and European trusts, and emerging markets and bonds.........and.....

john09...too much to run off the balance sheet not to pay it fir at least a couple of years. Thought TW had set out its intention to pay this for five years ? A cash mountain plus a large land bank it no longer needs due to fast track planning.

Icarus...yep dividend looking a too good to be true 10.6%...not that many will realise that as it is generally quoted as minus the special.

There is a bit of return of capital in there as TW are running down the land bank. Even so...

There is no reason for these to be down other than the general way shares go every summer, they will all be back up in September. Instead of worrying take this as a buying opportunity even if you have got to wait till next years special dividend for the shares to go up I reckon a 15% profit in 12 months is more than acceptable, probably best to sell before the ex dividend date though.

But if you had exited 'prior' to the ex-divi special date, this drop now equates to approx 3x the special...
So, was the special worth hanging on for guys?
