We continue to make good progress with our build cost reduction and replanning
initiatives and expect to deliver an operating profit towards the upper end of
our expectations, from volumes at the lower end of the range.

They are replanning to make somewhat fewer sales but at higher margin to give overall more bottom line profit.

I'm assuming they will be able to sell all they build as that's what they did in the last 12 months.

It's actually a very boring non-brainer - no rockets, just steady assured growth in overall operating profit for the next 12-24 months.

The recovery will start with avengence next year, then it will get really interesting if interest rates start to rise a little and the banks start lending a little. Rocky road ahead but there should be very little downside from here.

True but there was encouraging data on unit sales, it might drop off of course but so far so good.

hiq, to provide some balance on that, a focus on profit and not volume only helps if house prices do not fall and sales remain at least constant. There are only so many cost cutting exercises that can be implemented. If house prices stay stable then you are right, if not then volume will have to make up the short fall.

Much better position now the banks are sorted and can buy for the landbank again.

Plus the focus on profit not volume helps.
