Wishful thinking on social housng isn't going to fool anyone - volumes will drop dramatically. But so what? There is no money being made on building those fleapits, no margins to speak of.

Better to get out of it and have a larger rented sector with ownership of 'normal' properties in the hands of the mean and nasty private sector, paying normal prices for normal houses, resulting in higher volumes of normal margins for housebuilders.

I wouldn't worry about banks not lending, at the rate they're building back up their capital, it will be less than a year before the whole money-lending drive starts again. It's cyclical, and we're just about at the bottom of the cycle. People might wish that the country would learn, but herds never do, and the great British Public has never been anything other than a herd of sheep.

Well jab118, what a load of rubbish you talk, and who told you it's not looking good. I have the impression that (as with many other house builders)that sales have matched targets or been better than expected (especially in the south west)

Still, I shall be popping into the Bristol Office early next week,You know, through the outer door past the bottom of the spiral staircase in the lobby/atrium, and through the inner door to the reception desk, I will properly take the lift upstairs, rather than walk, you know the lift jab118, just to the left of the inner doors after you walk in to the reception area. And I must remebmer to look at the visitors book see who else visited on Wednesday. Now was the buyers meeting you attended or was it later in the afternoon, and in small Board Room or the Large one!!!

Social housing upheaval could help 'suck life out of industry'




Among Britain's biggest housebuilders, Bellway has the largest exposure to social housing, with council properties making up 21% of new buildings completed in the group's most recent financial year, according to Morgan Stanley. Persimmon is next on 18%, then Taylor Wimpey (17%), Barratt (16%), Bovis (15%) and Redrow (14%).

The government hopes that the income streams from the rent increases and New Homes Initiative will enable local authorities to borrow more money to fund social housing projects and encourage private financiers and property developers to get involved in the process.
