Anyalst consensus is BOE interest rates predicted to peak at 3% by end of 2023.

Local Authorities just starting to house our Ukrainian friends in private landlord accommodation (Council accommodation is already full). On BBC news this morning there are 400 more families to house across the UK with more of our Ukrainian friends coming in.

Ever increasing demand vs dwindling supply.

I don't think you're right saying you're tied into a 2 year fixed rate for 3 years Sikh. Think you're making that up. You're only tied into a fixed rate as long as the period the rate is fixed for.

Very good day bought share in 6 of my favourite companies, this time I am going to try trading should see a good 5% profit this week after today's manipulated falls, you have to laugh at the stupidity of it really but hay ho at least when the markets do turn I'm going to see very substantial profits. IMO as of today the entire stock market is exceptionally under valued DOYR.
ST What you under estimate is how many people buy houses that don't need a mortgage, Higher rates don't effect everyone in fact its very beneficial to people with savings & there are more people with savings than borrowers, judging by the amount of people queuing to get into my local retail park(one of the biggest in the uk) on Sunday an hour before shops opened & the long ques in the shops really looks like people are cutting back, N0T ! IMO as per usual the markets have completely blown higher interest rates & inflation out of the water, nothing new there then!


"While 83.1 per cent of existing mortgage holders are on fixed-rate contracts, as many as 32.7 per cent of this group are on short agreements" Sikh what it fails to mention is how near to the end of there mortgages are the 32.7%? & just because people took out fixed rate mortgages they were paying a lot more than a tracker mortgage so wont hit them as hard plus like your chummy st you assume that people wont be able to afford higher mortgages but you don't no every ones individual circumstances do? just like the rest of the market doesn't either, I think I will stick with my investing plan, never failed me in nearly 50 years, how many times has Tw defied the markets in the last 13 years, many many & I have know doubt they will again.

According to the FT 32% are on short term fixed rate agreements, so when their fixed term ends, they are in for a shock as they move to svr.
Most short term fixed rate mortgages have a tie in period as well, so a 2yr fixed would usually have 3yr tie in at svr!!


There's also the first time buyers who are looking to get on the property ladder who don't have any mortgage at the moment..

Yep for two years, and average of a two year fix at any one point in time, has to be 1 year.

It takes just a handful of distressed sales to kill the market.
