ghh, think the issue is more margins than a significant decline in house prices.

If you get margin reduction with even a modest fall off in volume,
then profitability can look very different and very quickly.

Sector margins are at historically elevated levels atm, however I get the point
you are making.

I'm buying HB's because prices are discounting a significant market correct. Prices are back to five years ago despite vastly improved balance sheets - NAVs per share now c. 40% higher than 5 years ago and with net cash as opposed to net debt.

If house prices crash then markets will crash. At least the HB's discount part of this correction. Many HBs now trade at discounts to NAVs

And I don't see major interest rate increases, the impact of higher commodity prices is ultimately deflationary by reducing consumer spending. CBs have a nightmare job trying to avoid pushing us into recession without blowing up the bond market.

sik, best guess fwiw is the sector might be interesting towards the end of Q3 this year. Sector share prices are well ahead of weaker fundamentals.

I think you're right. It will go deep into double digits in the coming months and years. There won't be any rush to buy these imho, final capitulation will be some way off.

Maybe he's maxed out ISA's already
Maybe it was ISA shares he sold hence the balance is CGT liable
Maybe he already used CGT relief elsewhere.

Either way its HIS business no one else's.

Why have a cgt liability? It should only be an issue once you've exhausted all other options.ISA allowance (almost 200k's worth since 2010 alone) and pension contributions (£40k p/a for arguments sake)Also have annual cgt allowance for disposals.Other assets should probably be gifted etc, once you reach a certain point in life.No reason to pay substantial tax with some good advice.

For someone who claims to be investing for decades and has knowledge of the housing market, you don't know much about housing market and what impacts the housing market nor shares or stockmarkets.


For someone who claims to be a long term investor you get upset a lot. Why not just load up, retire and hold for another 40yrs!!!


Why would I buy in if I believe property and HBs shares are going significantly lower?? It's my money, isn't it?

Your wrong, the intra day low was on the 8th March being 125.8p.
It needs to break this to go lower and imo it won't as I have called the bottom, I might be wrong and I might be right, let's wait and see.
