U.K. heading for gut wrenching recession as rubber band effect wears off, medieval levels of productivity, brexit fiasco, mishandling of covid, shortage of labour, poorly performing hated ftse index and now rising rates yet a weak currency sucking in inflation. Sell these, you will be buying them back in a few months for 1.18.

Jugears.

"What part of the country is seeing house prices going down apart from London".

That shows your complete lack of understanding of the property market.

Prices ripple out from London.

Markets look forward.

Govn support is ending.
I think H2B is toxic and will contribute to another financial crisis.
Inflationary pressures, so interest rate rises.

Several providers would not support the govn's guaranteed 95% mortgages for new builds. Why do you think that was?

Don’t be so daft, the institutions want out, and are selling.

Hence the share price is falling.

Look 18 months out,

Grim.

what a W----R

ST what part of the country is seeing house prices going down apart from London ?, as for Land prices falling, I very much doubt,, far to little available to build on.

As usual the share price is being manipulated down, absolutely know reason.

I personally find it absolutely amazing that those invested here, can’t see the massive risk.

The land bank will in my opinion be written down within 18 months.

House prices are now turning down, while costs are for labour, materials, and preliminaries are going up faster than a London to Glasgow train.

up10, I totally agree with you about what you said in your post of 4197. I am quite sick of this phrase "picked up a few more". It gets used so frequently. In my experience this is just a way of consoling yourself when something has gone sour. Quite pathetic, in my opinion.

Housebuilder's profits this year should be amazing and I suspect we will see a decent special next year, we could be one of the best paying dividend stocks next year.
I can not see many people pulling out of their locked-in-house purchases in the last 6 months if you then lose a 5% deposit and if house prices have gone up 10%.

Wonder when TW is gonna start heading back in a positive direction again. Feels like a lot of uncertainty around all the FTSE at the moment probably due to recent uncertainties surrounding Covid.

Karv, I suspect any move to sell a large private quantity would result in Hedge Fund trading adjustment, imo they're the ones that control prices and they have to make their daily profit or find another job ;)

Karv1, you can analyse all you want, nothing will happen here until September, All shares drift lower during the summer months, good time to buy but not so good if you are selling, we may see some movement in the run up to trading update, I would certainly expect to see these back around the 1.90s later in the year, September onwards.

On a low-volume day like today with only 790k of stock so far on TW, I could affect the share price a bit with my holdings if I was crazy or desperate enough to do a sell-all at best sell price option. When Looking at the level 2 list depending on if there were any hidden real large buys hanging around. the drop I suspect it would be short-lived depending on the automatic systems and the mood and flow of the market and share price of other builders, and I bet my holdings are very small compared to some on here. It would need luck and a domino effect and direction of the market.
Only took 3 million shares the other day in 2 hours to drop it 3%+ against the flow of the market. TW generally does not have high volumes. which is good and bad.

Anyone who thinks folk on advfn have sufficient shares to move a share price is a sandwich short of a picnic :)

Not really true that sikh, in terms of your strategy, is it?

You have and maintain a fixed view of the prospects of housing market shares, be they (in the case of TW.) 200p, 150p, 98p or anything else. Nor do you consider the specifics of the company itself - have you ever mentioned how much money the business generates, or indeed has on its balance sheet?

You are always looking for absolute certainty - which by its very nature, the stock market will never give. You don't know how to value a business, you have no facility for assessing, comparing, contrasting, identifying discrepancies - just blind, head-down, refusal to consider nuance and detail, certainty in the face of the evidence against your belief. I told you that back on 28th September (at 98p) and in November but you just wouldn't have it - and so you made no money, indeed probably lost a tonne of it being short. Yet you still infest this thread, convinced of your own brilliance.

If you have been doing this for 30 years I can only hope that you used to be better at it.

In particular the last paragraph. What did you actually do when this was 100p - or less?
