Not to worry, new build homes don't need bricks, timber, plaster etc... :-)

Jugears thinks 300p within next 3 months. I think significantly lower.

The fundamentals don't take into account the challenges HBs NOW face going forward, like SD holiday starting to end next week, now in new Help to Buy scheme, furlough ending, leasehold/cladding scandal, inflationary pressure so interest rate rises, globally house prices too high..

I'll stick my neck out and say this is a decent entry point as the sector is looking a bit oversold now. Fundamentals haven't changed, average house prices still rising (in most areas) so happy to hold.

Agreed Jugears. The bizarre thing is it actually makes the house building companies have a better rating once the schemes end as a true reflection on profits/forward growth etc can be calculated. This is why IMHO builders seem less attractive to the market than like for like earnings companies in other sectors at the moment.

inaminute, Lets face it for years the London market has been over priced, investor are at long last realising that there are better investment opportunities out side of London look at Birmingham & Manchester, these have seen tenfold increases in foreign investment over the last few years, I expect & have always expected a very pro longed decrease in the London Market, that said we have seen an increases in orders in the London area this year. IMO the housing market has a very long way to go yet & where sdh may have helped push prices short term its ending will have very little effect on the housing market interest rates rising are the only factor I can see having any effect on the housing market & we wont see any significant rise in rates for a good few years despite what anyone might say or suggest.

Everyone will have differing opinions on where the housing market/sp is going.

The fact is the market is still being supported by govn support. However, affordability is a major problem.
The Chancellor's wife has a huge property portfolio so obviously the Chancellor will try and support property market.


Stamp Duty ends next week, a new Help to Buy scheme started recently, which imo is a toxic scheme.

The 95% guaranteed mortgage is a gimmick.

I think house prices around the world are at highs and will crash. This would ripple to UK and impact UK assets.
UK is not immune to world events.

I'm firmly in the housing market crash camp. Jugear's believes the share price will be 300p within 3 months, I don't.

I'm firmly in the share price will fall significantly camp and will look at buying in once the challenges are factored in.

2007/8 the financial crash was a different world to where we are now banks are far more secure with tier 1 around 15% reserve.
It will always be down to demand, affordability, supply. The only 1 of these that might become an issue in the near term in the southeast is affordability.
