Plenty of cash buyers for all types of homes at the moment, I agree that first time buyers don't stand a chance these days the problem is for every first time buyer that can't afford to buy a house there are many more that can!

You have market risk

You have sector risk

You have company risk.

If you can grow profits for the next five years,and the outlook after that is good , then you should be fine.

However you have a few, rather large hurdles to overcome.

The first is finding young suckers to pay 8 times their yearly wage, for a tiny two up two down, on an estate of a thousand look alike homes.

LOL, you've unwittingly exposed your trades size and profit, little more than the cost of a first class stamp, let us call it £1.20, Approximately £160 trade, about 100 shares, hardly a purchase with conviction. LOL

The point is you're NOT up 2p!

It's closer to 1p, and give it a little longer, you'll be down a lot more.

Jugears, there's a lot of difference between staff wanting to continue to work from home and employers wanting them back in the office.

The offices have been empty, costing money as the govn rule was to allow staff to work from home.

Now, with the govn saying they want staff to return to the office, it is up to the employer not staff. With staff returning to the office the demand for working space, outside space reduces.


There's also a lot of difference between someone employing a few staff and those employing several hundred.

You don't make the rules, the govn do.

I supply to a lot of care homes/schools/doctors surgeries etc etc & a lot of developers are planing to hold off starting new contracts until next year, when this happens material prices will crash. for the near future house prices will continue to rise, my guess is the pace will start slowing next year but I am not expecting a crash anytime soon, We have a huge shortage of houses coming to the market, low interest rates that are definitely here to stay for at least the next few years & beyond, People are working from home now & want to carry on doing so, not only are staff better of but so are companies, The day of the office is over just like the high street, we have technology to work & buy from anywhere, I have spoken to a lot of people that are working from home all but a very few say that the cost saving is huge, why would anyone want to get up early, get stuck in traffic or a train for upwards of 3 hours plus each way getting stressed, a happy workforce is a productive one, If anything Covid has changed the way we go about our lives, where we work & where we live for good, one thing I have learnt is by socially distancing, hand sanitising, regularly wiping surfaces has resulted in a reduction of staff illness at my company by 75% since April last & have decided to continue these measures even when restrictions are eased something voted on unanimously by my staff, most of my office staff are going to continue working from home & I have had know issues with this in fact it has meant that by reducing office space we have been able to increase the size of the factory floor giving us much needed space.

One slight error

Prices have peaked and its a rather different story.

Don’t forget your labour cost is also through the roof.

However the real killer is inefficient working on site no one can get a job finished for the next trade.

The cost of providing a new care home in Leighton Buzzard has gone up by about a third because of the rising costs of building materials, a meeting heard.

An extra £3.3m is needed by Central Bedfordshire Council to appoint a lead contractor for its 'Care home one Leighton Buzzard' project in Hockliffe Road, taking the budget to £13.8m.

As a customer, the local authority has experienced this through the tender returns for the development, according to a report to its July 7 corporate resources overview and scrutiny committee.

A smart investor does not buy into a massively over valued product.

Since houses have performed so well over the last 55 years, the mindset of the population is : It will keep on going up.

They brush aside the basics, because the doubters have been proved wrong, time and time again.


That said, I think we can now say the game is well and truly up.

After a mini boom in the share price, watch the headlines change over the next 12 months, as it becomes impossible for the house builders to push up prices to cover industry wide inflation in men and materials ITRO 25%.

Covid cases were surging between Nov and March. Yet the share price still went up.

I think it's more to do with the markets looking forward and recognising inflationary pressures and the fact govn support has ended or is about to end.

It's obvious the govn want to stop support, hence the need to remove restrictions.

Housing demand was because of govn support and people working from home, so the need for garden space. As govn support ends and the new advise is for offices to reopen, staff will need to return to the office.
