Read the bit below the overly dramatic headline(These are designed to catch your attention) it has the word COULD in it. It could happen but it might not happen & I don't give a poo about the American markets & I dont give a poo about could be, might be or may be for that matter, I will buy some more tw in the morning if they go up 7p tomorrow I will sell for a quick profit & if they dont I will have a few more in my long term fund if the current housing cycle has finished then here's to the next every recession wipes a bit more of the competition out good news for Taylor wimpey & no doubt good for my company, Many said Tw would go bust in the financial crisis & they didn't now they are a substantially sound company so not expecting them to not be here in the future. So if Tw gondown to 30p what are you going to do, I will be filling my boots even.if I have to wait 5 years you'll probably buy & sell for 40p perhaps I just see value in companies & can see the long term prospects, even in these difficult times. When the financial crisis hit my company won a five year contract to do it we needed to spend £120k on a CNC machine we had to find £20k deposit & pay £20k a year for 5 years, My dad was very dismissive about getting in to debt particularly as the world had gone in to melt down & over night we had lost 50% of our customers (commercial not hb's) I pointed out that the contract would pay for the machine and at the end of the five years the machine would be paid, for not only do I still have that machine but also have purchased 3 others & whilst one was purchased this year at considerable cost I am very confident that I will have enough work for it, a bit like shares a long term investment. I have realised today that my wealth has doubled every 10 years ,cant wait for the next 10 if I'm still here, I had planned to retire but took a month of last year to see what it would be like & hated every minute, but none of my kids are interested in taking over the business & not sure I would want to sell out to someone who would not run the company to my high standards, but will cross that bridge when my Zimmer frame wont go up the stairs to.my office any more

Dr smith Sorry but I am a bit of a nutter I've got to be to stay in business so long & still enjoy it.
I've filtered them again now & will be on my best be behaviour from now on, NHS tw will be here in 6 years time so I'm not bothered about the next 6 weeks or six months,

Correct he is a smart guy, watching his stock go down by over half, and lose his promised dividend.

Should have corrected myself whilst I am happy to receive dividends at a lower price I cant if there arent any so for now capital growth which will be bigger than the next few years dividend will be just as sweat thanks. 18 months these will be 1.70 I will have a good average & can afford to buy all the way down & hold all the way back to the top, dont miss the boat chum you night regret it. Oh & quick calculation after Aprill Tw over heads should be less than 50 million a month with no wage bill to pay & all accounts paid , may be a lot less but March invoices will be settled by end of April & and there will be no deliveries in April there will be nothing to pay in may so only site security & a few head office staff , could be less than 10 million.

Simple the book value will go down,your margin go down, your revenue goes down - this will be reflected in the share price.

Im saying you get to a point were you buy having margin of safety. It up to you how you calculate that. I have my own formula and metrics that I have.

This is bust with sub 5 p imminent with property prices and land bank values crashing this is 2008 x 10. Sell on open and save your equity. With taylor drawing down on banking facility already this will be bust very quickly. The Audi's and creed are gone so is the government super bubble fueld help t o buy scheme. This is doomed

Housing demand falls, house prices fall, build cost fall, I dont care about dividends, sorry for those that do but I have made more money from recovering shares than one that pays a dividend.They have cancelled dividends for precautionary measures which is very understandable considering, The dividend in any company is never gauranted I would rather go without now if it helps the future of the company, whilst the dividend is nice I dont invest to make petty cash I'm here for the big payout
& that is long term. In a few months time lenders will be bending over backwards to lend money ,I wouldn't worry about what happens in the next couple of months especially whilst the world has decided that things will be 10 x worse than they actually will be, What's that old saying ? Never worry worry until worry worries you.
