SUPR didn't trade well in the early years as they were ahead of the market that was then lumping supermarkets in with shopping centres and were worried that Amazon would kill UK grocers Shouldn't see the same concerns with ROOF which is clearly hitting popular current market themes

Bscuit - maybe, I don't know, but it may be in the rental terms. SUPR owns the building and external fabric; I doubt the tenant could make alterations on its own initiative.

In fact, there's a precedent: Tesco has an arrangement with SEEIT (ticker SEIT) for such installations, and also has a program for 187 sites. Of course, Tesco owns some and rents some (57% of largest stores owned).

That certainly looks like a potential conflict of interest at Atrato level. Why would SUPR bring ROOF into an arrangement it could make direct with the tenant? It begs the question of the quality of SUPR control of what a tenant can do.

sd_anon - fortunately my main broker is ii who seem to the the lead intermediary. I've heard before that HL will satisfy particular requests such as yours, but do they charge a fee?

As for NAV discount/premium, I doubt ROOF could have succeded with an IPO until recently, but it seems timely now. (Though I admit they might not reach the £150m target, I'd be surprised if they fell short of the £100m minimum.)

I hadn't noticed the paragraph you quote, and I'm not sure whether it's material. The main benefit to the tenants is surely the provision of behind-the-meter electricity supply and facility to export. The supermarket companies can of course decline the offer if they calculate that the benefits aren't worth it.

Is it me or is there a conflict of interests in the following? One which benefits Atrato more than SUPR or ROOF?

Taken from ROOF prospectus section 3.2b.

"Landlord relationships
The Investment Adviser has also developed relationships with property landlords which let
commercial premises to tenants. Such landlords may provide access to their tenants in
order to allow the Company to present solar PV system opportunities to reduce electricity
costs and price volatility whilst contributing to sustainability goals for the tenant and
improving the energy performance of the building for the landlord. The landlord may also
receive a payment from the Group in respect of the use of the rooftop space for the solar
PV system. The Company has entered into a non-legally binding heads of terms of this
type with Supermarket Income REIT plc in respect of origination opportunities across its
property portfolio. As for those origination opportunities sourced via off-taker relationships,
the Company has some flexibility through its investment policy to provide a full offering to
landlords with portfolios extending into other jurisdictions."

Hi jonwig I'm considering ROOF, annoyingly you can't sign up to the IPO via the HL website but I emailed them and they said you can do it over the phone with them. My ROOF research is what led me to SUPR and this board. The prospectus mentions SUPR. I think you guys can expect to see solar panels on your supermarkets soon.

Was a bit put off to see that SUPR took about 4 years to make it back up to the NAV at IPO? If ROOF does the same they better had trade at a premium or any investor is losing money from the start!

When I phoned AJB on Friday they said the delay was not down to them so I'm assuming it must be at Stifel's end. Very odd and especially so as Tuesday's RNS was very vague re allocations.
