The Company is pleased to report a six-month trading period that has seen an increase in like for like annualised rent roll of 2.5% to €98.9 million, from €96.51 million at March 2021. This was driven by a 2.6% increase in like-for-like average rental rate highlighting strong occupier demand and the reversionary potential within the portfolio.

Good set of results:
Profit before tax of €163.7 million, representing a 47.7% year-on-year increase (2020: €110.8 million), including €103.9 million of gains from property revaluations (2020: €59.7 million)*
Total shareholder accounting return of 19.5% (2020: 13.1%) generated from a 15.0% increase in adjusted net asset value and 3.62c dividends paid in the year (2020: 3.50c)
• Annualised rent roll increased 7.6% to €97.2 million (2020: €90.3 million) as a result of organic growth and net effect of acquisitions and disposals

Sirius is pleased to advise that Fitch Ratings has published its first credit rating for Sirius Real Estate resulting in a BBB rating with a stable outlook (Long-Term Issuer Default Rating).
Sirius CFO, Alistair Marks, commented: "The investment-grade rating is a key milestone for Sirius Real Estate and will allow us to optimise and diversify our funding structure. It was pleasing to see the strength and resilience of our asset management model being recognised in the rating."

I agree, but discount on SRE has gone, so switched into SERE, as discount is still at 20% to NAV. A transcript of the webcast may be on Citywire shortly, if anyone is interested
