6% forward yield not 3% (c. 6 euro cents on 86p)NAV and discount would be best compared with similar assets, it is mostly out of town offices and business parks in Germany. That probably means looking at German companies rather than London listed ones.

Issuing new shares via Primary Bid - aiming for E150m.

Just don't understans SRE. Massively over-valued v. all other property plays.

c3% yield and 5% NAV discount!!!

Surely these should be down at 70p or less.

Can someone explain for me please?

Sirius Real Estate Limited plc issued a trading update for the six months ended 30 September 2023 this morning. The Group reported continued strong trading in line with expectations with like-for-like rent roll growth compared to the prior year of 7.7%. In Germany, occupancy remains stable and the business continues to achieve rental rate growth ahead of inflation, in the UK the focus remains on driving value from BizSpace. The Group's balance sheet remains robust with cash reserves of €112 million of which €88 million is unrestricted. The Group remains active on acquisitions and disposals, with two UK acquisitions in the period running at a 9.6% net initial yield and a disposal in Germany at a 6.0% NIY. Valuation is decent with forward PE ratio at 11.4x mid-range for the Real Estate Operations sector. Dividend yield at over 6% is also decent for the sector and generous for the market as a whole. Share price also has some positive momentum and is drifting up gradually. The weak macro environment is the main risk here, but SRE is potentially worth owning for the longer run. BUY...

Great Update. Dividend up

""Sirius has delivered another positive set of annual results, with sizeable rental growth underpinned by continued occupier demand for our high-quality and affordable products in both Germany and the UK. This is now the ninth consecutive year of like-for-like rental growth in excess of 5% in the year."

Against a challenging market backdrop during the year, Sirius has delivered another period of strong operational performance. The Group expects to deliver results for the financial year ended 31 March 2023 in line with market expectations, and I look forward to the announcement of our fully audited results on Monday June 5th."

Good update

Solid results:
Andrew Coombs, Chief Executive Officer of Sirius Real Estate, said:
"It has been another solid six months for the business, with our portfolio continuing to demonstrate its resilience in both Germany and the UK. Dividend and FFO growth is being supported by strong trading, with continued demand for space at our properties leading to rent roll increases and a robust leasing pipeline taking this positive momentum into the second half. There are also many opportunities within our portfolio to unlock value and grow rental income through our successful asset management platform.

If they raise the final by the same amount then there's a dividend of 7%, with the added bonus of being in Euros.

njdlucas: yes, I could have been less positive in previous posts. Sorry for your losses. In my defence, I didn't buy at the top and have been in good profit for a couple of years, and most of my other holdings have fallen as much in share price I do think SRE's share price fall is way overdone. You yourself say it "may be safe from now on". I still see this as a very well-run business and have recently bought more at these levels. But maybe you know more? If so, you didn't say.....

"Commenting on trading over the period, Andrew Coombs, Chief Executive Officer of Sirius Real Estate, said: "Despite the concerns in Europe over the impact of the war in Ukraine, the resulting issues with energy supply, and the current inflationary and uncertain environment, Sirius has continued to see high demand for all of its product offerings in the period. The Company is in a strong position to be able to deal with any shortfalls in gas or electricity supply or further hikes in prices, having fixed rates for its and its occupiers' gas supply until the end of next year.

We are confident that we can continue to grow our dividend as planned and believe that our ability to re-finance a substantial amount of debt so far in advance of expiry and in these markets demonstrates both the strength of our relationships with our financiers, as well as the confidence they have in our business model and Sirius' ability to continue to perform in good times and bad." For heaven's sake. How can you say it is safe? It has just halved in value. And I speak as a large (for me) and committed holder. It may be safe from now on, but that is another matter. And I wouldn't count on that either.
