Ravenrussia Thank you for the update.
It would be great to have a timeline for resumption of dividends but I am sure that is out of the hands of everyone apart from The Russians, the Ukrainians and the USA. Maybe after the presidential election we will see the end of the war.
Knowing potentially there is £800million of equity in the company is some comfort.
Though with everything Russia you never know when the rules of their game will change.

Main points
1 warehousing and letting business booming un Russia due lack of space for new units and growing Russ economy and consumer boom ( exacerbated by external sanctions ). Their rents are growing 7% every year . When interet rates come down from this peak ( ceo said these are often short lived spikes and unsustainable) down to a more manageable 10% ish the free cash flow is really helped ( and allows posaibily of dividends and tender offers etc
2 board working tirleously to navigate the various rules from within Russia and also EU sanctions, hence the move to abu dabi where there are wealthy middle east clinvestoss
3 the company has "people on the ground" in Russia and they meet regularly in terms of situation in Russia
4 I asked all things considered what should RAV be worth and e said the business is £1.5bln and growing and minus the dent woukd leave a value of £700mln
5 he says they have had offers for business but these are often opportunistic
6 any peace deal would be a huge turning point and there have been several offers on the table which largely relate to the annexed territory, he does not believe Russia want to prolonged this.

7 he is a major shareholder having built up his shares for 20years and is completely allogend with us and is open to speak with shareholders via lescong details with Been Garnam (whom I thanked for being so quick in replying to each and every email socne I first reached out in Feb 2024 to register my shareholding

Dont forget that all returns to shareholders will be reduced by 20% (over a certain sum which I cant remember) which is the extra management incentive, on top of their shareholdings and pay.

There was a headline a couple of years ago that he had "lost" £12m.

Then there is a group of fellow investors and institutions with significant stakes.

I think that Bilton and his board are to be commended for trying to extract value for us all.

That he is willing to engage with shareholders speaks volumes.

This all sounds very positive. Fingers crossed for a listing and a return to dividend payments. I look forward to reading your summary tonight. I dream of dividends as this would completely change my retirement. 136900 shares £16428 of dividends a year.
I manage all my families investments and in total we had 210514 shares. I am interested in all updates posted.

I wouldn't want to take part in a tender offer if there was a prospect of dividends being paid in full going forward. It might be better for them to do a buyback and pick up any that people want to offload cheap through the matched bargain facility.

Great chat and I will post a summary tonight , key message was the underlying business is absolutely booming in terms of rents and growth and as major shareholders themselves they have and will do anything to get this sorted. All their corporate activity thus far has been to navigat the tight rope of Russian rules qnd EU sanctions etc..hence more to Abu Dabi. Once interest rates come down to manageable levels (c 10%) then dividends, tender offers etc become real possibility, he stated the portfolio is prob worth £1.5bln and growing and minus £700mln debt leaves RUS worth c£700mlm (if all things were fair and equal)

This was his latest reply to me in early ajuly



The general meeting took place and all resolutions were duly passed. We are working on the migration to the ADGM currently. The circular set out reasons why this may take some time.
