Seems fairly positive.

I saw they approved share buy backs, is this on the cards because it would make sense trading below NAV and also be great for us.

Also I noticed the director share schemes which involves them investing their own funds, again seems positive for us holders.

Few RNS out after close.

AGM few points-
net debt down to 444 million
they will try to sell lease hold and keep freehold - on Q &A
There was question on over pay,nav down then last 6 years ,divi.

Nigel did talk about unit trust called West end ,with minimum 100 k was doing good.
they did talk on Quercus.
they did sum up few things but most on what they said last time . and looks good being in prime area.
Bond deal will help and result coming on 7 Aug.
NAV will see upside from new price increase I think.
Good talk on future plan what they planning , but nice to see few things again how they coming up.Civic center and car park area looks bit big now.
I like their wedding garden idea,Might be money making with some huge wedding there.

It may behoove Quintain to elaborate briefly on the bond at Monday's AGM.

Not much detail given about the new £115million bond. Is it annual, semi or quarterly pay?

Is it a London-listed, a Euro-sterling bond targeted at the institutional market or on the UK Order Book for Retail Bonds?

Given the yield, likely to be good investor appetite for this bond in my view.

Certain investors may be interested to invest in this. The AGM may be a good forum to give more detail.

However excellent news for and from Quintain, demonstrating a clear ability now to be able to diversify its funding sources with a medium-term issue by tapping into the non-bank market.

Good size of more than a £100million is quite outstanding for an intial foray after such straightened times into the fixed income markets.

And a clear sign that the credit quality of Quintain is now such that it is acceptable in the fixed income markets. This bodes well very well indeed.

Additionally, this bond further makes the balance-sheet look more relaxed and significantly pushes out maturities and the debt profile of Quintain as befits the nature of a property company.

Excellent news. A very positive step in the further and quickening corporate rehabilitation of Quintain and a noteable feather in the cap for the new FD.

Looking forward to what should be a very upbeat AGM on Monday.

sadly not too. in France. But I like this company. Max is good and its much more shareholder focused.

Doing all the right things given high debt levels.

In my view this is a first class piece of research by a house which does NOT give buy/sell/hold recommendations nor price tagets.

In their piece they examine Quintain in depth and give various ideas about the potential for further narrowing of the discount to NAV.
