LOL!

Quite the reverse actually!

It depends on where you live numb nuts. you can buy inland in Murcia for 50k for a 2 bed flat but I wouldnt want to.

It is very hot at the moment and very humid, but only for a week or two more

I noticed the short position had increased on Purp this week. Still only 0.9% though. Looks well ahead of events to me....mind you did at 4 quid too!

Could the bears and shorters finally be getting the upper hand?Trying to compare Purplebricks to companies like Amazon etc to justify the crazy share price (4/5x too high in my opinion) is so utterly ridiculous to be worthy of comment.

NTV,

Yes I prefer the agent to allow me to do my own viewing too, they only state the blooming obvious anyway.

I would not expect him to know every house intimately, I would have thought the owners would be the correct people to ask about drains and boundaries. I would chase him up.

It's when difficulties with the sale arise that the agent earns his money, and I did hear that someone that sold through PURP was not impressed with the lack of service when a problem occurred. That is only hearsay to be fair, but the agent on commission is far more incentivised for a sale to complete than an upfront fixed fee service that has already banked the fee, IMO.

Even some of the other virtuals offer a range of packages now, and I would be sure the others will adapt. Its could all get messy now, there was an interview on bloomberg earlier today on how the market place is drying up because people are unsure about Brexit, both from initial buyers holding off and sellers not putting their property on the market

ih,

I wonder whether traditional agents may offer both options with varying degrees of service?

Flat fee, pay upfront, or commission based, pay when sold.

PURP has a low market share, but if it grows rapidly, other agents will copy IMO, and I can see the guaranteed upfront fee being popular, even if it is for less money, as that means every client pays, sale or no sale, unlike now where they must waste a lot of time for no reward.

I think it is a good business model, and will monitor-only doubt is the enormous potential growth already priced in.

I think the ratio of sale/no sale would be much higher than that and that their break even position would be a lot higher. Obviously there is just no way a high street agent with no scale and high fixed costs can come anywhere near PURP's pricing so let's park that one. However I can see that for cheaper end of market PURP is a harder sell if the difference in commission vs PURP flat fee is lower.
