I would not expect him to know every house intimately, I would have thought the owners would be the correct people to ask about drains and boundaries. I would chase him up. It's when difficulties with the sale arise that the agent earns his money, and I did hear that someone that sold through PURP was not impressed with the lack of service when a problem occurred. That is only hearsay to be fair, but the agent on commission is far more incentivised for a sale to complete than an upfront fixed fee service that has already banked the fee, IMO. | andy | |

PURP has a low market share, but if it grows rapidly, other agents will copy IMO, and I can see the guaranteed upfront fee being popular, even if it is for less money, as that means every client pays, sale or no sale, unlike now where they must waste a lot of time for no reward. | andy | |

28/7/2017 12:30 | I think the ratio of sale/no sale would be much higher than that and that their break even position would be a lot higher. Obviously there is just no way a high street agent with no scale and high fixed costs can come anywhere near PURP's pricing so let's park that one.However I can see that for cheaper end of market PURP is a harder sell if the difference in commission vs PURP flat fee is lower. | hydrus |
