I haven't read that estate agents are going out of business in any great numbers, although the slow down in sales I predicted some time ago is finally arriving, and ten I too expect some to go under, as they do every time there is a market slowdown and slump.


I expect PURP to struggle more though, due to their advance fee policy.....

estate agents make money on turnover

very few house sales have been transacted for several years now, partly due to sky high stamp duty and high prices

if house prices fall, turnover might increase

bricks and mortar agents are going bust, and that business could move to PURP

Desperation buying today methinks re a flagging PURP

It now emerges that in the UK property market , valuers appraising properties for sale requiring mortgage valuations are UNDER valuing the properties V the asking price or the price agreed by the buyer

As a result ... Estate Agents in the UK have hit 3 year high levels of properties for sale

ie ... properties are not selling

Chains are breaking due to above valuations

Prices are going to fall

Which is why the BoE has now decreed that companies involved in the equity release industry need to have MORE CASH on their books

ie

The BoE thinks UK property prices are set to drop

Whilst it may be a local indication for the quality of employees and service I'm not sure how much individual experiences help inform for potential investment decisions? There are plenty of large companies out there doing well who are house hold names which I'm sure everyone has either experienced or know someone with a horror story or two?

Really is down to how much (if any) money Purp can make - can they scale up with all the investment and global growth planned - does their business model work and at what scale? is the competition better priced and better at doing the job?

People will always make cost based decisions and go with the cheapest gladly ignoring rhyme or reason to do so.

You get what you pay for in the end so if you can sell your house for a 3rd of the price don't expect the same service.

They have decent ambition so for me it boils down to have they got their cost structure right and can management deliver on their plans?

Well from the point of the shareholder, why do Purp agents waste time on two buyers when they should be listing more properties??? There simply is no inventive to waste time like this.

It's like if you pay the builder upfront you are at their mercy, all power you had is removed.

But Rog, the point is even with a good service they don't make money once the humongous advertising budget is paid for.

if two or more people are chasing the same property, price will be driven up with PURP, same as any agent

Yes tickle our fancy Rog :)

KERPEN01 makes a good point though, the Purp model is somewhat basic and a lot of people are happy to pay for a more comprehensive service.

The other thing an agent can do that Purp has no incentive to is an agent can get two buyers for your property and you may end up getting a far better price. Or the first deal breaks down and the agent ends up getting a better price from the second buyer.

I didn't get commissery using these people... just misery. Failed to list our house as requested. Took our money and sat on it for days. When challenged said they didn't like my attitude, trying to bully boy me. I said ok I'll have my money back. Changed their mind but I insisted and got full refund. IMHO no older buyers, half the market by value... are going to use these.
