Truffle,
The fact that these shares are being held in treasury not only means that the company view them as undervalued but also that there is going to be demand for the shares or they will be used to part fund a deal.
Remember that PGS have said that they are thinking of a deal that will materially strenghten its position. What is happening now, including Mr Morton increasing his stake three times, looks like positioning in a future that is looking very much stronger.

A share buy-back!
Not before time, but decent volumes compared to the 25,000 share buy-back some months ago.

I think that rather high interest rates are to blame for the drop in home prices. People are more reluctant to take on a mortgage.

Average house prices drop 2.6% in August - houses for sale lowest for 3 years, particularly 4 beds - HIPS blamed.

androyd. HIPS will never be accepted by the British estate agents or Solicitors who for many years have screwed the British public for every penny they can get, at the same time encouraging the criminal conduct of gazzumping. The sooner these scum bags are regulated out of exsistance the better. The industry has proved it cannot protect joe public. HIPS if anything does not go far enough, it should also include a legally binding contract that when an offer is made and accepted, it cannot be broken, without out of pocket expense penalties being paid to the injured parties. Our housing market compared to say the French is a farce and designed to feed the sales force of estate agents most of which now comprise of ex endowment selling insurance crooks. Lets see how many estate agents close if the regulator looks into this snake pit. Bring on HIPS, E- conveyencing and more. PGS and companies like it can do everying the current rip of system does in a more open and cost effective manner and in a business model that is easy to regulate.

When the chairman spoke at the AGM about how the company's performance for the full year could be significantly affected if HIPS were fully implemented by the year end, was he being positive or negative???

There's an article in todays Mail which states that 4 bedroom houses coming on the market are 40% down compared to the same period as last year, and this, according to the article is attributable to the introduction of HIPS. This can't be good news for PGS.

I get some flak by those who say this company has not performed. Mr Morton is a very astute investor and his Southwind vehicle picking up another 600k odd shares speaks volumes. Do you honestly believe he would be doing this if he did not believe that this company was not ripe for a re rating.

androyd,
Do a search of HIP providers up and down the country to see how many state that they provide HIPS in "association" with PSG.
PSG have already said that HIPS are going to have a "significant" effect on earnings.

There's an interesting article in the Daily Mail today about HIPS, and sellers having to pay twice, i'm not sure how this will affect PGS but given that PGS is an established search company, it may see us gaining a bigger market share. It would seem that the controversy surrounding the introduction of HIPS is not going to go away! Could it mean that other HIP providers come to PGS to provide them with the search element of a HIP.

The sub prime mortgage situation in America and the effects of higher interest rates is unnerving the housing sector, if house sales turn out to be significantly lower than last year, then that would have a negative impact on PGS's annual results, i've also read that first time buyers may be sitting on the sidelines in the hope that the next move in interest rates will be downwards. If interest rates have peaked, then i believe any downturn in the housing market will be shortlived.

Daily volumes have been very low for the past couple of weeks so the recent price fall has not been caused by any wave of selling. The MMs have marked this down for some particular reason.
