Are pub & hospitality freehold’s still a good investment - unless they have potential for alternative use natch?

#4403,

Aye, common enough. When we were on the acquisition trail for the brewery in the 1990's, we were offered groups of pubs with a statement of their current 'barrelage' and asked to bid on the basis of stated revenue, sight unseen. The bankers involved seemed highly surprised when we said we'd like to visit them. Many of the ones in the valleys of S Wales (former mining villages) were boarded up.

Very naughty - or perhaps it was liquidated to remove debts before trading under a new entity.

I trust he will be requesting a copy of most recent filed accounts for the period as part of due diligence checks?

Mornin'all.

V soggy 'here' this morning.

Well I got through the day OK yesterday. As it turned out, Mrs J's social do with her s-i-l went on a bit so second pub visit cancelled and I was deputed to rustle up something for their return. Slight challenge as the fridge appeared to be devoid of many ingredients but I managed to conjure up Singapore-style egg-fried rice mit pork'n'shrimps which seemed to go down well. Mind you, as it was nearly 10 by the time they got in, I'd had my quota of Leffe whilst cooking and moved onto the wine, so fairly relaxed. Feel surprisingly chipper this morning.

El Webcheck filed accounts for the period ending 31 January 2023 I quoth
The company has not traded during the period. During this time the company received no income and incurred no expenditure and therefore no profit and loss account is presented in these financial statements

Perhaps they should rename it 'The Brass Neck'

Time to claw some back.

The chap who I was speaking with will very shortly be eating his lunch (2 hours) and then taking his nap (2 hours), of course.

I did note, whilst catching up, that gra' had nearly (or had) run out of cigarettes.

I should be worried to death if I had less than 2,000 in the hoose at any particular time.
