The Inflation level has to come down asap to assist now the juice of QE has gone.

Stimulus taken off the table.

BOE of England going kicking and screaming before raising rates but they have to kill inflation.

Chart looks ugly and probably heading for the covid low.

I still think there's a lot further to fall...

Housing crash hasn't got going yet but similar noises about supply etc were made before the previous housing market crash of 2007, when I was predicting a 30-40% fall in house prices, peak to trough.

BKG and Bellway have been the sector stars over the longer term.
hoping Vistry may be a future one. To be fair they badly underperformed as
Bovis in their previous incarnation, but the merger looks to have transformed the business. Let's see though.

Agree VTY is the one @EI - I'd prefer it to PSN if only it were lower! A better product mix (tho PSN do have the supply chain ownership advantage).

Housing market surely set to struggle, but cheap is cheap :)

Under £18? I've cracked, and bought a few. Absolutely it's catching a falling knife, but would likely buy again lower.

Yes, a chunk of the fall is the recent giant divi, and it's broken support. And the outlook is uncertain, and and and. But under £18... PSN isn't going away, even if it goes lower.

Spoilt for choice on deep value atm.

Of course negative equity will happen.

I heard similar so called positive noises before the previous crash... "It won't happen", "it'll only be 5%" etc..

Currently homebuyers are using help to buy or taking high ltv mortgages. When prices crash significantly, they will be in negative equity.



Too many believe house prices won't crash or hope prices don't crash because it's their biggest investment (their home) and they don't want to feel poorer. It's the mindset..

Watch the supply increase and the demand decrease...

When the housing market crashes, no HB is immune from the crash. Likewise, listed HBs are not immune from stockmarket falls or movements.

Govn support, provided during pandemic, has ended. Repossessions which were stopped during pandemic are legal again.
Around 30k homeowners in severe mortgage debt.
Inflationary pressure, interest rate rises, NI rises, Council tax rises, energy price rises all impact affordability.

Stamp duty was a blip. The '88 to '93 crash was totally due to tax changes. I recall that when I moved in 1993, I sold to a young couple who had bought their flat at 50k and sold at 20k. I bought at 200k on an original listing at 350k. I had done well career-wise in the interim.

Negative equity - unlikely to see that again
