"It won't happen", "it'll only be 5%" etc.. Currently homebuyers are using help to buy or taking high ltv mortgages. When prices crash significantly, they will be in negative equity. Too many believe house prices won't crash or hope prices don't crash because it's their biggest investment (their home) and they don't want to feel poorer. It's the mindset.. I recall that when I moved in 1993, I sold to a young couple who had bought their flat at 50k and sold at 20k. I bought at 200k on an original listing at 350k.
