What is perhaps impressive is that our CEO did not hesitate when he saw 'his' stock trashed by the GNK announcement (through no fault of MARS, other than death by sector association) hitting the button twice and making sure the RNS went out 'same day' (unusual but understandable). He is already a major shareholder, so fair play to him for supporting his own company (not every CEO would do this!). I also toyed with a substantial top-up at around the same level, but held back as it rallied above 106p. Was then out of touch later on yesterday and will re-think the whole position ahead of the MARS year end update. Problem could be that the often over-borrowed UK consumer is clearly in retreat in the face of Brexit et al. How much this is impacting MARS remains to be seen. But clearly the GNK update (albeit more recent than MARS) is at odds with MARS latest. We'll know much more on 10th October, but I suspect MARS is doing less badly than GNK. The recently announced director departure and management streamlining etc suggests there are cost pressures, but that they are being managed. | exel | |

07/9/2017 09:27 | Cathian, Re NAV, I took your previous enquiry to be suggesting that there might be a 'hidden' store of development value in the MARS estate and the second para of your #2263 seems to follow that train of thought. The answer is almost certainly 'no', partly because of the requirement for an annual revaluation (or at least reassessment) for accounting rules and, although the pubs would be valued on an 'existing use' basis, partly because the property team would have identified long ago sites which have alternative use value well in excess of existing use. I would suggest retail/other but not residential would be suitable for a building including a pub. If I were looking for somewhere to live, I wouldn't want a guarantee of noise every single night of the year. The planning laws might allow it but I wouldn't want to live there. However, your point about mixed use pub/other is interesting, so maybe if it were a pub near a town centre, then mixed pub/retail would work well. Here's a possibility: music practice studios over a pub. The musicians want to make lots of noise, and studios are often soundproofed anyway, which reduces sound coming in and going out. If the musicians wanted an audience then drinkers (who were still capable of climbing stairs) could come up and listen/applaud/dance etc. | arf dysg | |
