Fair enough SR, my timescales go back further than 2008 though. Can remember inflation in the 60s and 70s.

Yes all that can't be argued.

But look at the curve since 2008. Look at the personal debt levels since then etc

I think the best way to decide is to research the debt markets. And then ponder what will a default period do.

Need a lot more convincing before dumping property, what with pretty well uncontrolled legal and illegal immigration, rising sea levels reducing land available, planning constraints, increasing longevity etc.

Cash wont devalue. ..because by next recession I think the time affect will be nullified by a 20-50% market slaughter

Good to have cash in the heat of a recession. It's when the wealthiest buy.

Sell property now and probably buy it back 30-40% cheaper by then

Re: inflation prospects, the heart tells me to sell property and shares including gold to simplify matters going forward for my family but the head says keep property and gold, as cash and most shares will get devalued rapidly, especially under labour, even if it means paying for someone to sort it out later.

Scruff - high rents are a scourge for many. Putting far too large a proportion of income into the pockets of landlords. The economy would be boosted by rent controls. More disposable income for many, mainly young people. Less income for those rich enough to own multiple properties.
