There's a bigger issue, I think - if you only have one rental property you might be the one who gets the really bad tenant, and I don't mean someone who leaves a gate open to be ruined. The worst tenants can completely trash the place as well as leaving rent unpaid for months and months. For those relying on rental income to cover a mortgage it can mean ruin.

I don't know how you can be bothered to be honest. The return on investment is not that great yet the ball-ache factor with tenants is high. Too much hassle for me.

We had a very large fleet of cars covering the whole spectrum. Difficult to imagine how some were returned. We had to add a rule that individuals could be charged with repairs and cleaning if unreasonable damage.

loganair - my only rental issues have been in London; serial problems, fraudsters, repainting the property black inside, moving in pregnant girl friend and the tenant doing a runner, etc. A learning experience!
Rented out my house in CHland for around 20 years. Really no issues when I took it back. Excellent condition.

(Apologies M2 that I have a few BTL's, none in the UK). ;)

M2 - Latest position btw bullish £/€ on the basis of a deal in the next few months. Done at 1.10 spot.

If all government props are removed including the 'right to buy' would mean a fall in house prices.

In Britain the government is all about keeping house prices as high as possible so people feel better off and therefore consume more.

In the USA the government is all about keeping the stock market as high as possible so their people feel better off and therefore consume more.

remove ALL government props in the housing market, and let the free market do its job. all landlords are scared of this for some reason. goodluck for a first time buyer getting a £60.000 deposit.

When I was living overseas I rented my house out under full management through an agent.

Tenets didn't lock the gate to garden, windy day gate was blown off and needed replacing and I was charged for the replacement. Just two months later the tenants still not locking the gate, just putting it on the latch because they are are lazy, another windy day, 2 month old gate blown off again and for the second time in two months as the land lord I had to pay for a replacement gate.

Everybody I know who has rented out a property have had similar problems with their tenants and they all say they would never rent out again.

On the whole tenants treat rented property without any respect and because the property is not theirs they do not care what damage or how they treat the property they're renting.

These tenants need controlling like dogs........mind you a dog would treat a rented property far better then their human owners ever do.
