Overall very content to hold LandSec.

As an aside.

Have taken good size in AXIARE PATRIMONIO - Great yield. Strong prospects for improving real estate value in Madrid/Barcelona.

All in all, a very strong statement at the AGM from LandSecs.

I thought that was a fantastic announcement. And very strong.

I think the market has got it wrong about business leaving the UK, post Brexit.


With the forthcoming freedoms and liberalisations to be afforded by Brexit, combined with the uncertainty emanating from more referenda from other countries contemplating breaking away from the EEC, the terrible events in Nice and now an attempted coup in Turkey, I think that businesses will be packing their bags en masse from Europe and heading to set up businesses in the unshackled, pro-business, safe shores of the United Kingdom rather than vice versa.

I think the business traffic will be heavily inwards towards the UK and not out-bound.


When corporate boards start sitting around boardroom tables, I think they will conclude pretty dam quickly that things are far better in the UK and likely to get much better.



My personal recommendation to Land Secs:- if you see any real estate bargains - grab them with both hands very quickly and without hesitation.

Theresa May can hardly be described as a "seasoned negotiator". She has an absolutely terrible record as home secretary, I don't think she has ever met a single one of her targets. It is a sad state of affairs that this is the best candidate we have as potential PM.

On the bright side, the redemption problems faced by the major commercial property funds such as Aviva, M&G and Standard Life will eventually throw up some excellent bargains for cash-rich long-term investors such as Land Secs.

In a post-Brexit world, many businesses and commercial entities may or may not soon come to realise that the likely political instability and economic turmoil within continental Europe is likely to be significantly greater than the post-Brexit uncertainty in the UK.

With Carney to the fore, a likely well-seasoned negotiator in the form of TM as our new potential prime minister spear-heading trade negotiations with Merkel and enormous sterling weakness already increasingly attracting overseas bargain-hunters, one wonders about the relative attractiveness of the UK compared to Europe.

"Land Securities published its FY16 (end March) results. Profit stood at £362m, up 10% yoy, or an adjusted EPS of 45.7p and the dividend was increased by 9.9% to 35p. Basic NAV gained 10.3% yoy to 1482p. Occupier conditions remained strong, with footfall up 3.4% vs a decrease of 1.3% at the national level, and same store sales gained 1.5%, also ahead of the benchmark..."

Need to get out of EU (not Europe as BBC say) and get business moving. Ridiculous us being tied to a socialist organisation that is dragging around a lead weight of the euro whilst getting itself tied up in red tape.
