18/2/2011 07:49 | Not a Chartist but I suppose it depends how you read the market decision making from the lines. Over the last 2 years lows have got higher - sell offs less severe = bear case less strongly held to. Constant resistance to rising over the same period = lack of conviction for the bull case. When the 2 lines meet the market psychology may become schizophrenic and then form a view, more likely to be a break upwards rather than downwards. Big weakness is that this ignores all market fundamentals and the prospects of "events". | blunderbuss | |

19/1/2011 11:22 | LONDON (Dow Jones)--Land Securities Group PLC (LAND.LN), the U.K.'s largest real-estate investment trust, Wednesday said it expected occupational demand from large corporate tenants to remain steady in 2011, despite the challenging outlook for the U.K. economy. "Our focus on executing the plans we laid out for the year is bearing fruit," said Chief Executive Francis Salway in a trading update. "Having initiated a large development program, we are delighted to have achieved lettings on a number of projects which will drive both valuation surpluses and income growth." Land Securities entered its fiscal fourth quarter confident in its ability to continue to exploit opportunities created across its portfolio, Salway said. "We expect a wider range of buying opportunities in 2011, although current flows of capital into the sector mean that bidding may remain competitive," he added. "The first quarter of 2011 is likely to see mixed news flow around the consumer and the economy, but we expect occupational demand from large corporates to remain steady." As an indicator of its success in 2010, Land Securities points to London's One New Change, a development in the heart of the City and a short distance from the landmark St. Paul's Cathedral and Paternoster Square, home of the London Stock Exchange. One New Change reached practical completion with the shopping center opening Oct. 28. Its retail units were fully let and trading ahead of expectations, the company said. Office space at One New Change is 51% let with another 20% in solicitors' hands, suggesting that agreement is close, bringing the development to 80% let. Salway told reporters that average rents at One New Change were over GBP50 per square foot per year, whereas a year earlier Land Securities would have expected that to be in the forties. Salway sees buying opportunities in 2011 as banks reviewed their loan portfolios and brought forward assets for disposal. "We expect that to continue to gain momentum as we move through 2011," he said. Land Securities had GBP1.75 billion in financing facilities and cash available at the end of 2010, said Finance Director Martin Greenslade. The company in its interim management statement said its net debt at Dec. 31 had edged up to GBP4.20 billion from GBP4.15 billion at Sept. 30, but the weighted average cost of its debt had slipped to 4.9% from 5.3% and the average duration of the debt fell to 11.6 years from 11.9 years. Its loan-to-value ratio fell to 41.7% from 42.1%. Land Securities proposed a third interim dividend payment for the current financial year of 7 pence per share. At 0844 GMT, its shares traded up 8 pence, or 1.1%, at 706 pence while the benchmark FTSE 100 index traded roughly flat. The stock has gained 5.4% in value in the past 12 months. | losses | |
