Global needs fund disclosures

1. We found the reason why the earth is getting warmer and warmer, and the reason why extremely cold in north America and extremely hot in India.

As the population is growing dramatically since 1970, along with the food chain also, which means the growing of cells, makes the earth heavier and heavier. Basic on the research results by astronomers, the earth is the biggest variable in the space, the sidereal sun is the largest and heaviest star in the galaxy, this makes the attraction is getting stronger between the earth and the sun than others' direction by the rules of universal gravitation, that's the main reason , the earth is getting warmer and warmer.

The rotation trajectory of the earth being forced to change due to the cells are growing unevenly in different parts of the earth, more population and the food chain, houses, wood furniture etc. being produced in asia, but less in north America. Therefore the earth is tilted  (earth axis being changed, and also the position of  Antarctic pole and arctic pole Also being changed.) when passing different points on the earth revolution track.

2. We found that the black holes definition is wrong, when light is passing black hole, the light is not being attracted rather than being blocked by celestial bodies. And also black hole is no quality, it's like a tornado, which is formed by atmospheric pressure.

We found how the universal being presented by mathematics hypothesis.we assume that A  is a  planet at the end of the space, due to the rule of universal gravitation, A will move to inner of space, and so on, B,C D...... all planets and sidereal stars will be attracted to one point finally (that's the theory of big explosion). Basic on the facts already being verified by scientists, universal gravitation , etc. There are only two situations. First , There is no border in the space, it is infinite continuation; second, the celestial bodies  are getting smaller and smaller, finally becoming to powder, the powder parts like a ball circled the space for human, and at the other side of the powder there are unlimited outer space for others Aliens possibly.

5. we found that the wood is wrong materials for human to build houses and furniture. Because wood makes the earth getting heavier and heavier, closer and closer to the sun. That's the main reason the earth is getting warmer and warmer by human quantities and activities.

6.We found that it wastes resources to find another earth in the outer space at the moment before confirming human can live infinite on the earth, the aliens are existing possibly in space or another outer space , but aliens are suffering the same situation with human, Aliens are not ghost or spirit or immortals, who can generates more resources than human. (Dinosaur self - destruction gave us a revelation, spend too much resources to find the aliens, actually, the aliens are just kind of foods for human at the moment, logically, human can only be destroyed by ourselves ( within 1 billion years), it silly to spend so much resources on the earth just ships back some alien meats from other celestial bodies. Nutshell, human already improved the technology to the highest possible level, in the aspect of flying, nuclear weapon, communication, etc. By the natural of resources,  Nuclear weapon can kill out human, and also kill out aliens (kind of animals) , who are the same with dinosaurs (lack of resources, cells growing of aliens makes them also suffers self - destruction), or whales in the sea, no any difference.

Nowadays, human already mastered the communication technology, and also nuclear weapons are getting powerful and successfully avoiding worldwide war. In conclusion, for the human to escape becoming extinct in a short period,  we need to find out the right population of human to live on the earth firstly.

One way is to analysis the data of population and temperature recorded since 1880, come to the results of right population is between 2.5 billion to 3.6 billion. And few other ways, for example, work out the total weight of dinosaurs when became to extinct etc. Therefore we can get the maximum weights of cells products, like furniture, houses etc.already being produced and the cells were growing , which is the essential data to find the way how the human can live indefinitely in the space.

Intu properties re valuation scam

An advertisment states ' INTU Merry hill Shop to rent
£ 129,654 per Annum 1665 square feet.'
In February 2020.

1665 square feet /10.764 = 154.68 square meter.

129654/154.68=838.21 pounds per square meter per year

Current Merry Hill sale price is 587600000 pounds, totally 155200 square meter. 587600000/155200 = 3786.08 pounds per square meter.

3786.08/838.21= 4.52 years, which mean if a tenant pay the rent for 4.52 years, the total amount of money paid in 4.52 years, can buy the shop (999 years), therefore, if you are a tenant, are you willing to sign a rental contract for 7 to 10 years (on average), or buy the shop?

And also basic on this calculation, re valuation in 2019 is much lower than 2011 is not acceptable, the true value is 450 pence per share basic on Spanish asset  sold price at end of 2019.

During coronavirus, the government will pay salary for 6 months, even intu properties close for 6 month to 1 year (insurance can pay salary when losing a job or government might can pay up to 1 year salary), even no any income for 1 year, but almost no cost as well, so intu properties true value will remain 450 pence per share basic on Spanish asset sold price at end of 2019.

CEO set ' fix balance sheet as strategy ', actually, which is a financial department strategy, if intu properties change strategy to selling all shops to individual tenants, as they already invested lots on decoration, built loyalty customers etc, they don't want to move firstly, basic on the calculation above, only silly people don't buy, the selling price to tenants can easily go up to the valuation in 2017 (10.5 billion pounds). The valuation in 2017 is 931,000,000 pounds for merry hill, divided by 155200 = 5998.71 pounds per square meter, 5998.71/838.21= 7.16 years, as the renters signed 7-10 years rent contract on average, if selling to tenants , the price can even increase to 10 years rental price , the true book value should be 411*1.397= 574.02 pence per share, if the renters get mortgage from bank for 20 years,  only pay half of current rent every month roughly , after 20 years, no rent cost for renters, only pay a little bit service charge (Intu properties only need to remain securities,  rubbish collection , air condition, water, cleaning and electricity basic service charge, still profitable, exactly same with buying a flat in a building) and business rates. at the other side, intu properties will receive 70% cash (10.5-0.6)*1.397 *0.7= 9.68 billion pounds within 1 year, and 13.83 billion pounds within 2 years.  Book value is roughly 574.02 pence per share.

Patience is important, no way this is going under............there will be some profit takers along the way to it will be a bit of a seesaw but in the long run this will recover nicely.

Back int he 20's once the financial deal is announced and the shops are all open to the public again.

I hope you guys can cash out before you lose everything. This intu share is about to be another yellow pages story. Shareholders got wiped out completely (they are still to this day fighting with a fruitless legal battle!). Trust the analysts before you risk your hard earned money.

nickrl - debtor in possession is probably the easiest way of doing what you say. An 18 month stay would work if it was just the banks and long term debt, but there is a redemption this year and several next year. No way would I waive past my redemption date if I owned any of those loans and the company simply can't afford to pay. The mortgages outline the default consequences and rules for appointing a receiver. I would have thought this was commonplace for a property lender; defaults are inevitable one has to be prepared to accept the security. As has been pointed out several times it is in the interests of all parties to maximise their own recovery, and that the separate lenders are in competition with each other. It is always better to lose something than lose everything. I would imagine bagholding institutions are grateful for Hammerson inspired liquidity for the same reason.

hpcg the S&P ratings review succinctly sums up the challenges across the retail business and i suspect govt will further protect tenants with another extension on taking action over unpaid rents. Furthermore a whole plethora of retailer along with food & beverage have avowed they can't afford or won't pay rent so this is only going to get worse for INTU (and many others). But what do lenders have to gain at this juncture with causing the house of cards to collapse and the inevitable read across it will have to whole sector. Remote that it may seem its highly possible that lenders will come to an accommodation here to let the dust settle when they are more likely to realise more from sales.

Questionable whether assets exceed liabilities and that is being generous. Being unable to pay monies owed is also insolvency, and having failed to pay the remedy on their (waived for now) covenant breech that is very much the case. Never mind the debt redemptions they owe in 2020 (just the one) and 2021 (several).
