Property Prices Unaffected by Shale

Using land registry data, Jones Lang LaSalle (JLL) have carried out an analysis of nearly 16,000 transactions over a 19 year period closing in December 2014, which concludes that the exploration and development of onshore gas has had “no material impact on local house prices”. This report follows an earlier report that you may have seen last year, which has now been updated to include the period of intense media scrutiny following Cuadrilla’s announcement regarding potential exploration sites in the Fylde and offers an accurate picture of the true impact of shale gas extraction on local house prices.



The report looked at properties within a three mile radius of Cuadrilla’s Elswick site on the Roseacre Road, which was first fractured in 1993, and Preese Hall farm, where work commenced in 2011. It found that properties near the two sites have actually outperformed those in the North West and Lancashire as a whole over the period.

Anti-shale activists frequently claim hydraulic fracturing activities damage local house prices. JLL’s analysis of the Land Registry data reveals the falsity of such claims. JLL’s findings reveal the actual impact of shale gas extraction on house prices and dispels a number of myths. It is a valuable contribution to serious discussion about how Lancashire can responsibly develop its shale gas resources

Watch the natural gas price, now over $3 and showing a rise of half a dollar in only two and a half weeks…

The new Conservative Government in the UK means that there are more ministerial appointments to make from their ranks, for us that means that Ed Davey has been replaced with Amber Rudd who is allegedly ready to make the exploration for shale gas in the UK, ‘a priority’. Note the significant rise in the share prices of IGas and Egdon Resources.

Gatwick oil explorer has prospection licence renewed

UK Oil and Gas Investments (UKOG), the AIM-listed independent oil explorer made infamous for its bold claim of having found 100bn barrels of oil close to Horse Hill near Gatwick airport, announced on Wednesday that its exploration licence for the site had been extended.



The company's shares jumped 5.5% on the revelation. UKOG holds a stake in the Horse Hill prospection area along with four others. It will now have until 30 September, 2016 to explore the area.

UKOG is still waiting for permission from regulators to perform flow tests which are planned for later this year in order to further gauge how much oil is held there. The licence also has the potential for a production period of 19 years.

Two further licences in which UKOG holds a stake - Markwells Wood and Baxters Copse - have also been extended by a year each, with an expiry date of 30 June, 2016.

Last month, the company claimed Horse Hill site had up to 100 billion of potential oil reserves, way in excess of the 46bn recovered in over four decades from North Sea exploration.

Following severe criticism from independent experts, the company chief executive Stephen Sanderson and chairman David Lenigas were forced to "clarify" that further tests would be needed to ascertain viability of the prospect.
