Barryrog - 2 x 100k and 1 x 20 odd k.
Will have a look at MPH - Ta.
This depends entirely on how much profit they believe swayfields will generate. Forecasted earnings of £5m @ a multiple of 4 add the Swayfields and you are looking at 100% +. Will try to post more in depth analysis tomorrow.

you must trade thru T D waterhouse who go thru virtex which don't show up on trading screens.be very interested in your research.
if you don't hold MPH,take a look,AGM in 2 weeks, interims october.
its my best share,great co. and mgt,bought 100,000 in july 2003 at 7p.

Barry - Bought 220k today on top of the 80k I all ready owned. Took me a while to go through their accounts, and try to work out what the potential was here. When the price first rose this morning, i thought now was the time to get in and bought. For once my timing was spot on. Just going to do some sums on NAV.

christ, the peeps buying 50,000 shares today were either in the know or bloody lucky.
i hope you were holding and make a killing.its about time the small guys came out on top,the big boys are just playing with co. money,not their own.

Rest assured with the NAV and the perceived value of Swayfields, the bid approach will be at a significant premium to the share price.

they say every cloud has a silver lining and it looks like, as a reluctant shareholder,you are about to very well rewarded.

you might be barryrog. I live in one of their properties. From my perspective, the company has not finished the waterside development and no-one is sure why. The whole development has apparently been disappointing to them. I have been concerned that they are not fulfilling their obligations to housebuyers because of cash flow problems. By not spending, the paper profits might look better. I really don't know the whole story and none of us can find out. All I know is that i would never contemplate buying a property from these people ever again and the discontent is certainly not limited to us. We have also heard that there are pople in one of the Maidstone developments taking them to Court. We heard this direct from the solicitors involved, but of course that does not necessarily mean it is true, they might just have been after our custom. I am as interested in anyone in seeing these shares rise as I bought the shares before I bought the house. But they are clearly very canny operators and this might actually bode well for shareholders if not for folk like me who foolishly bought one of their properties. But from what i can glean, new houses are giving rise to a lot of problems from many builders developers etc. Invest perhaps but never buy a new house, that's all we've discovered.

Share price continues to fall. I expect further falls until this company starts making profits. As I said before I might have a good look if it falls to 5 or 6p

dunnie. Mr J is quite a fan of honeygrove and indeed posts on this board.
My broker has to told me to wait before buying RAB.
As to their holding in Honeygrove it really depends on the NAV which I have some difficulty in working out. I have sold my entire holding in Honeygrove as I felt it would simply take too long for it to be of value.

Edmond Jackson has tipped Honeygrove in today's Telegraph whilst pointing out that RAB Capital's special situations fund holds 24% plus substantial warrants, he believes if management don't deliver respectable progress, RAB Capital holding may be of interest to predators.
RAB seems like a good each way bet from where i'm standing.

I know Swaylands and it is a smashing site.
I just dont think they have the money to do it.
You probably saw they couldnt sell the appartments in that lovely post office development and the directors ended up buying them. I would guess the reason being to assist the company.
Until they announce what they are going to do with swaylands there is way too much risk here.

I sold 20,000 @ 11.5p around 10.15a.m. this morning and the bid price dropped
immediately to 11.0p.
However, I have yet to see the sale showing on L2.
Sale now through and bid back to 11.5p.
NAV per share too low relative to market price for my liking.

I've said lots of things about Swaylands, and continue to (www.citywire.co.uk). Press meeting scheduled there for mid-June, which hardly implies they have gone into hiding about it. However I recognise some investors are perturbed by aspects of the group, such as the extent of related party interests in the annual report. Still an intriguing special situation, in my opinion.
